Happy Sunday everybody! As usual, this is my first post in quite a while. Life has been both complicated and busy, and I haven't had much inspiration to write/post. That said, this last few weeks have given me reason to post again, so here it goes....

Choose your home inspector wisely, for they are an extension of your personal brand. Not everyone is a good fit.

While I'm sure that many of you already know this, I see a lot of agents working with sub-par inspectors/inspection firms. Often, this is because they offer inspection fees which are significantly lower than the competition and/or they guarantee that their inspection reports will be prepared and sent out by the next day. Sometimes the same day. While this may be attractive when you are in a hurry, it is very important to consider the type and quality of the inspection report, and equally or more-so, the quality of the actual inspection. The inspectors ability to converse calmly, coherently and knowledgebly about any and all conditions which may be present is tantamount to closing a transaction smoothly. Equally important is the ability of your inspector to deftly recall/recount historical narratives related to said property conditions, which if addressed properly, will provide your clients with a sense of perspective and help to set their mind(s) at ease.

You might be wondering at this point why exactly I am writing this, what has transpired and inspired me as of late. The answer to this is two-fold, yet simple. Within the lasts three weeks, the two following things have occurred;

1) The #1 rated inspector in my company (BPG) for 2016, in terms of inspections performed annually, and who happens to be in my area, recently hired me to consult on an inspection property of his. Specifically, he paid me out of pocket to evaluate a newly constructed deck and to teach him and his client about proper deck construction methodology, details and requirements.

2) A friend of mine, who is a well known inspector with my company, and who founded and runs one of the most active and respected on-line inspection forums recently messaged me in a pinch. His text included a photo associated with his question. Upon viewing the photo, and without having to read his message, I knew exactly why he had contacted me and, within 10 seconds, had sent him a reply with the answer he needed.

Now, don't you want to work with someone of my calibre? This is my profession and I have dedicated myself to being indefatiguably knowledgable and exceptional.

I'm feeling the need to get back to the point of being an inspection machine (ie not a moment wasted - staying as streamlined as possible), but considering the differences between that and working more to my personality, which people really seem to like - open, easy-going, communicative, thoughtful and extremely attentive to detail. It's a bit of a hard balance to maintain when business is jumping, but not impossible. It's the downfall of the slow periods I suppose.

All right then Anthony, back at it. It's the second day of the week and I've already filled 1/3 of my potential inspections for the week (which would be 18).

Whew, that last inspection I wrote about has gone from bad to worse. I just went back this morning to finish up with the main crawlspace area (which I couldn't get in to before). I discovered that the prior inspector missed some concerning (horizontal) foundation cracking and a large corner separation/void. I advised my client that they absolutely need to get a structural engineer out there for further review and to decide what types of repairs are recommended. Without question, they're looking at several thousand for just the structural work. That's not even including the exterior re-grading and drainage system(s) that they'll need (and also weren't mentioned in the prior report). My clients are now going to have to ask the seller for an extension on their contingency period (which was supposed to close this coming Tuesday) so that they can get the necessary review and bids. I don't think there's a snowballs chance in hell that the seller is not going to throw this back to my company due to the missed items in the original report. Maybe I shouldn't be writing about this, but c'est la vie. This is my page; my journal, and this is, unfortunately, a big deal which I'm involved with. My client joked with me this morning, once I finished giving him the final wrap-up, that I didn't give him anything to smile about 0_0. That's how it goes. I'm glad when I can give people good news, but what is most important is that I let them know what they are potentially committing to.

One of the not-so-fun inspections today... Great clients, great long-time agent and not a bad house. It was however inspected about a week ago by another inspector in my company and he didn't do the greatest job. I really wouldn't care if it weren't for the company connection; I'm used to doing a better job than most inspectors I come across. But this situation is bad for the company; two reports from the same company, performed a week apart and with glaring differences. I guess I'll just stick with being happy that I'm not the one that blew-it :-).

Rounding out 2014. It's been a great but tough year. Clearly, I've neglected keeping my page updated, so I'll have to make a better effort there.

On the plus side for the year, I have been getting a steady stream of new agents, all by word of mouth recommendations, which makes me feel great! I've often been asked if I like my job and what I like about it, and I have to say that I indeed do love my career. I really like that I get to help people with such a momentous transition in their lives. Inspecting really fits well with my personality and natural senses; I love architecture, engineering and design, I'm a curious and inquisitive person and I am very conscious of details in everything I see. I like getting to inform and educate my clients, giving them some sense of perspective when they are often overwhelmed. And it's just plain fun to talk to people and to get to know them a little.

So, here's to a great finish for 2014 and an even better beginning of 2015! I hope everyone has a wonderful holiday season and a happy new year!
