Millennials don't want to buy baby boomers' sprawling, multi-bedroom homes, and it's creating a major problem in the real-estate market

Glad we don't have this issue in the Oakland area, but we are seeing a bit of a shift away from homes in the hills towards homes where you can walk to amenities. A small bungalow in Rockridge or Bushrod is often as much as a home twice the size in Montclair or Piedmont Pines.

It’s well documented that millennials tend to make different lifestyle choices than baby boomers do, from waiting longer to get married and have children to spending their money on health, wellness, and experiences rather than material goods.

According to Redfin's data, bidding wars have dropped substantially in many metro regions. That said, in the San Francisco market, nearly 20% of properties were still getting multiple offers in January, typically a slow part of the year.

Will this affect the East Bay? We're still early in the year, but I'm seeing some trends in the market. There is "unevenness" in how successful properties are on the market. No surprise there. A well-prepared property in a great location will still attract great offers quickly. Homes that aren't in top notch condition or in in-demand locations are still doing very well but sale can take a bit longer and pricing is important.

All signs point to a housing market slowdown and new data from Redfin indicates that competition is easing as well. According to the company, only 13% of offers written by Redfin agents faced a bidding war in January. This is a drastic drop from 53% in January 2018.

Decline in fixed mortgage rates continues unabated through the holidays

Mortgage interest rates are dropping. Though still very low by historical standards, the 30 year fixed conventional loans where inching up to 5% earlier this year. Though this article puts them back in the mid-4% range, JVM is offering rates of as little as 3.875%* (at a cost of 1 point).

*The above rate quote has the following assumptions: $800,000 purchase; $600,000 loan amount; 25% down payment; credit score above 780; property is SFR; borrower has sufficient income and assets to qualify; Estimated closing costs affecting the APR include $1,295 for Lender Fees; $3,000 for Title Insurance (CLTA and ALTA), $1,250 for Escrow Fee; and $1,150 for Prepaid Interest.

The 30-year fixed-rate average dropped to 4.55 percent, its lowest level in nearly four months.

A post on the value of cash out mortgages in the real estate market cycle by Jay Voorhees of JVM Lending

Cash Out Now Before It Is Too Late!

I blogged last week about the importance of liquidity, and as a result, we received several inquiries in regard to cash out mortgages (even though that was not the intent of the blog).

One of the inquiries was from a real estate agent who wants to make sure she is liquid enough to snap up bargain properties (like she did in 2010) and to weather a loss of income should a downturn come.

My discussion with her prompted this blog.

As a reminder, here are a few of the reasons why borrowers might want to consider taking cash out of their properties:

To weather economic downturns, especially for those in sales;
To cover unexpected expenses like medical or legal bills; and
To buy assets at bargain prices when they bottom out.
Here are a few reasons why taking cash out sooner rather than later is prudent:

Rates will almost certainly climb. If borrowers wait, their rates will likely be much higher next year, as the Fed plans to continue to push up rates.
Values often drop during downturns, sharply reducing the amount of equity borrowers can tap into.
Incomes often drop during downturns. When incomes drop, it is often much harder or impossible to qualify for a desired mortgage.
Fannie Mae allows cash out loans up to 80% of the value of a primary residence, and up to 75% of the value of a single-family investment property.

Borrowers with real estate might want to get cash now before the gettin’ gets worse.

California law allows homeowners aged 55+ to carry their property tax basis - often artificially low under Prop 13 - to a new home under certain circumstances. Prop 5 would broaden the criteria under which this is allowed. Would this help to free up any housing?
