They keep going up. Home prices rose both year over year and month over month in January, according to CoreLogic’s Home Price Index (HPI). Home prices nationally increased 6.6 percent from January 2017 to January 2018, and 0.5 percent in January 2018 compared with December 2017.

Getting a mortgage is, by general consensus, the most treacherous part of buying a home. In a recent survey, 42% of home buyers said they found the mortgage experience “stressful,” and 32% found it “complicated.” Even lenders agree that it's often a struggle.

“A lot can go wrong,” said Mariana Herrera of Wells Fargo.

A realtor friend told me with relief, "Finally, the lender approved my refi."

What Buyers Need To Do in 2018

I just saw a video by Zillow Group's CEO, Spencer Rascoff, about what is happening in the market.

He basically said that it was a seller's market. Because there are 13% less houses today than a year ago.

Making matters worse, half of he homes are at or above the peak price of 2007.

So how can a buyer get a house??

Get creative...(really?)

1. Find ways to make offer appealing to seller. Write a letter. It helps if the seller knows you really like the house.
2. Work with a great agent. A great agent is someone who you trust, like, and picks up the phone when you call.
3. Be patient...4 months or more.
4. Write multiple offers because of competition.
5. Don't fall in love with the house because you might not get it.

That's the nice part of the story. Here's the rest...

6. Believe in luck. You might find something the market has passed by. You might get a big bonus at work.
7. Accept that you can't afford the house you want. Settle for less. Be realistic.
8. Buy farther out.
9. Buy the ugly duckling and fix it.
10. Don't buy. Keep renting.

There are houses out there. The problem is that buyers don't like most of them. (Some of them are junk or in bad areas.) So buyers wind up competing for 2-4 houses out of 20.

More reports that home prices are going up.

California’s five-year run of rising home prices is expected to last another three to five years, with median house prices on track to beat the record highs set during the housing bubble, a Realtor economist said.

The California Association of Realtors forecast home prices will increase an additional 4.2 percent in 2018, rising to $561,020. If the forecast proves accurate, that existing single-family home price will exceed the record high of $560,270 set in 2007. Prices, however, will remain well below pre-recession records when taking inflation into account.

Will it keep going up for another three years? I don't know, but in the near future it sure looks like it.

Buyers always have questions such as 'Why is the seller selling?' or 'Are there any disclosures?' or 'Do you think the seller will take less?' It's normal.

However, some questions have been rather unusual.

1. 'How do you keep alligators from coming up into the toilet?'

2. 'Do any swingers live in the neighborhood?'

3. 'Does the car in the driveway come with the house?'

4. 'Is anyone buried in the backyard?'

5. 'Are there any ghosts in the house?'

6. 'I really like this house, but I need to pray about it. Is that OK?'

7. 'Do you think the homeowner would give me the house without a down payment?'

8. 'Can I come back at midnight to see how the moon here affects my soul?'

9. 'Why is the garage unfurnished?'

Can the market just keep going up, and up. Certainly some places will continue to do well but most homes will feel buyer resistance.

There are only a few houses for sale. Well, there's only so much money around too. Something has to give.

The surrounding areas may also start to see a pull back.

Buyers, it's time to negotiate. Look for properties that are lingering on the market.
