Here's something I'll say out loud: Chesapeake isn't the answer for everyone.

It works really well for a lot of people. But once you answer the six questions in my latest video (where you work, your real budget, what kind of property you want, how much you want to maintain, what the location adds to your drive, and what you want your day-to-day to look like), you might end up with two or three parts of Chesapeake worth a closer look.

Or you might realize Suffolk, Virginia Beach or Norfolk fits better.

That's useful information too. Much better to figure it out before you buy the house.

Living in Chesapeake, VA? First figure out which Chesapeake.

🛍️ Greenbrier / Central: shopping, offices, I-64 and I-464, houses, townhomes and condos
🌉 Western Branch: leans west, toward northern Suffolk and Portsmouth's Churchland side
🏡 Great Bridge and Grassfield: more suburban (and not the same area)
🌲 Deep Creek: worth a look on its own terms
🏛️ South Norfolk and Indian River: older homes, lower prices, different due diligence
🌾 Hickory / southern Chesapeake: farmland, acreage and new subdivisions side by side

Same city name. Very different housing decisions. (Informal areas, not official boundaries.)

Is the cheaper Chesapeake house the cheaper house? Not always.

Two 2026 sales in Greenbrier (REIN MLS):
🏠 $385,000 detached ranch, about 1,577 sq ft, 1-car garage, $31/month HOA
🏢 $305,000 condo in Riverwalk, about 1,776 sq ft, no garage, $364/month in combined condo and association fees

The condo was $80,000 cheaper and a little bigger. It also carried about $333 more a month in fees.

That's not good or bad. Some people would pick the condo every time. Just compare the whole monthly cost (taxes, insurance, HOA or condo fees) and not only the number on Zillow.

Moving to Chesapeake, VA in 2027? Save this before you tour a single house. 📌

Deciding on Chesapeake is step one. Deciding WHICH Chesapeake is where the real decision happens. I'd answer these 6 questions first:

1️⃣ Where do you need to be on a normal weekday? (Naval Station Norfolk, the shipyard, Langley, your employer…)
2️⃣ What's your real budget, the payment, not the price?
3️⃣ What kind of property do you want? (acreage or subdivision, well and septic or city water, HOA or not)
4️⃣ How much property do you want to take care of?
5️⃣ What does the location add to your drive? (tolls, bridges, tunnels)
6️⃣ What do you want your day-to-day to look like?

Comment GUIDE and I'll send you my free Ultimate Hampton Roads Relocation Guide. Full "Which Chesapeake?" video on my YouTube channel (link in bio).

PCSing to Chesapeake, VA or anywhere in Hampton Roads? A Chesapeake address doesn't tell you your commute. The direction you drive does.

▪️ Western Branch says Chesapeake, but it can feel more connected to northern Suffolk and the Churchland side of Portsmouth
▪️ Around Great Bridge and Grassfield, Route 168 and Dominion Blvd can be part of your daily drive, and both have tolled sections
▪️ The I-64 / I-464 interchange is under construction (VDOT estimates completion in summer 2027)

Before you fall for a house: drive it from the actual address, on a weekday, at the time you'd actually leave for Naval Station Norfolk, the shipyard or wherever you'll report.

Comment PCS and I'll send you my free 757 PCS Commute & Cost Calculator.

Where should you live in Chesapeake, VA? Start by asking which Chesapeake you mean.

Deciding on Chesapeake doesn't narrow your search nearly as much as you'd think. Here's how I break it into 6 informal areas (not official city boundaries):

▪️ Greenbrier / central: shopping, offices, I-64 and I-464, with detached homes, townhomes and condos.
▪️ Western Branch: says Chesapeake on the address, but leans toward northern Suffolk and Portsmouth's Churchland side. Some bigger lots on well and septic.
▪️ Great Bridge and Grassfield: more suburban, established and newer neighborhoods. (Not the same area. Don't @ me.)
▪️ Deep Creek: its own mix of established and newer housing. Worth a look on its own terms.
▪️ South Norfolk and Indian River: older homes, including South Norfolk's historic district, and lower prices, with different due diligence.
▪️ Hickory / southern Chesapeake: farmland, acreage, well and septic, and new subdivisions side by side.

Each area, plus a live search of Chesapeake homes for sale, is on my Chesapeake city guide: https://jasonedwardsrealestate.com/hampton-roads/chesapeake-va/

Which part are you looking at? Tell me in the comments.

Living in Chesapeake, VA on about $600K? That number doesn't buy one kind of house. It buys a decision.

Two Chesapeake homes sold this summer, $1,000 apart:
🌳 $600,000: 2.83 acres, well + septic, attached AND detached 2-car garages, no HOA (built 1989)
🏡 $599,000: built 2024, about the same square footage, city water + sewer, community amenities, HOA

Same city. Basically the same price. Completely different life. Your budget didn't make that decision. Your priorities did.

Which one would you pick? 👇 Comment GUIDE and I'll send you my free Ultimate Hampton Roads Relocation Guide.

Living in Virginia Beach, VA doesn't have to mean living at the Oceanfront.

The Oceanfront is the part everybody pictures. But it's a small piece of a very big city:

🏙️ Central: Town Center, Kempsville, near I-264 🌊 North: Shore Drive, Great Neck (water, so do your flood research) 🏡 South: Landstown, Red Mill (planned subdivisions, closer to NAS Oceana and Dam Neck) 🌾 Far South: Pungo (farm fields, bigger lots)

Same city name. Very different housing decisions. (Informal areas, not official boundaries.)

I break all four down in my full video: https://youtu.be/n7FEtZi6Sg4 (link in bio). Area-by-area guide: https://jasonedwardsrealestate.com/hampton-roads/virginia-beach-va/

Buying a house in Virginia Beach? Check these 3 things on the actual address before you fall for it.

✔️ Flood exposure. Don't assume it's fine because it isn't on the ocean. Virginia Beach has the Atlantic, the Chesapeake Bay, rivers, creeks and low-lying areas. Look up the FEMA flood zone, ask about flood history, and get a flood insurance quote early.

✔️ Jet noise near NAS Oceana. The city maps noise zones and Accident Potential Zones through the AICUZ program. If a home is in one, the city requires written disclosure, and the notice has to be in the sales contract or lease. Look the address up on the city's AICUZ map, then go stand at the house on a weekday while they're flying. Some people barely notice the jets. Others absolutely do.

✔️ HOA or condo fees. Not automatically bad. Just know what you pay, what it covers and what it does to your monthly cost. Your mortgage payment isn't always your whole housing payment.

Better to find out now than after closing.

Moving to Virginia Beach, VA in 2027? Save this before you tour a single house.

A lot of people start with Virginia Beach because it's the Hampton Roads city they already know. That's normal. But I'd work through these 5 decisions first:

1️⃣ Which part of Virginia Beach (Central, North, South or Far South)
2️⃣ Where you need to be on a weekday morning (Oceana, Dam Neck, Little Creek–Fort Story, Naval Station Norfolk...)
3️⃣ What your budget actually buys there
4️⃣ Flood, jet noise and HOA checks on the actual property
5️⃣ Whether you want Virginia Beach, or just access to it

Tell me your duty station or employer and your move window in the comments, and comment GUIDE and I'll send you my free Hampton Roads Relocation Guide (or grab it at jasonedwardsrealestate.com/guides). Full video on my YouTube channel (link in bio).
