β³π¬π’ WHO OWNS THE PLACES WHERE WE PLAY? I Do!! And you can too!
Have you ever spent money at Topgolf, AMC, Regal, Main Event, Six Flags or 24 Hour Fitness?
Hereβs something you may not know,
A publicly traded real-estate investment trust called EPR Properties owns or finances real estate connected to many of these familiar destinations.
Ticker symbol EPR
EPR is called an experiential REIT because it invests in places people visit for entertainment, recreation, fitness and memorable experiences.
Its portfolio includes properties associated with recognizable names such as:
β³ Topgolf
π³ Main Event Entertainment
ποΈ Andretti Indoor Karting & Games
πͺ iFLY Indoor Skydiving
π¬ AMC Theatres
π¬ Regal
π¬ Cinemark
πΏ Alamo Drafthouse
ππΎββοΈ 24 Hour Fitness
β·οΈ Vail Resorts-operated properties
π° Resorts World
In 2026, EPR also purchased seven major amusement and water-park properties:
π’ Worlds of Fun
π’ Valleyfair
π’ Michiganβs Adventure
π’ Six Flags St. Louis
π’ Six Flags Great Escape
π Schlitterbahn Waterpark Galveston
π‘ La Ronde in Montreal
Now, let me make an important distinction,
EPR does not own the Topgolf, AMC, Regal or Six Flags operating companies. It owns or finances specific real estate used by these businesses and collects rent or financing income.
As of June 30, 2026, EPR reported approximately 346 locations operated by 62 different operators across 43 states and Canada.
π° DOES EPR PAY A DIVIDEND?
Yes. EPR currently pays its common shareholders a dividend every month.
Its latest declared dividend is:
π΅ $0.31 per share each month
π΅ $3.72 per share annually if the current rate continues
At an approximate share price of $59.18, a $1,000 investment could purchase about 16.9 fractional shares and potentially generate approximately:
π΅ $5.24 per month
π΅ $62.86 per year
These are estimates. Share prices and dividend payments can change, and dividends are never guaranteed.
β οΈ WHAT ARE THE RISKS?
EPRβs income depends on people continuing to spend money on movies, recreation, travel and entertainment. Its risks include:
β’ Financial trouble affecting major tenants
β’ Changes in consumer entertainment spending
β’ High interest rates and borrowing costs
β’ Concentration in movie-theater properties
β’ Dividends being reduced or suspended
In fact, EPR suspended its common dividend during the COVID-19 shutdowns. That history matters because it shows why a monthly dividend should never be confused with a guaranteed dividend.
The lesson is not go buy EPR.
The lesson is that when you spend money at Topgolf, AMC, Regal, Main Event or an amusement park, there may be another company behind the scenes owning the real estate and collecting the rent.
You can enjoy the experience as a customer or learn how shareholders participate through the landlord.
That landlord is EPR Properties, ticker symbol EPR.
