Some agents put up a sign and go home.

Some of us… stick around 🧟‍♂️

Pulled this clip from the vault for everyone who's joined us since we first released it - the full film (+ one more Halloween favorite) is in my stories today.

Happy Halloween from all of us at the Tim Smith Real Estate Group. Stay safe out there this weekend! 🎃

This home wasn’t designed to impress, it was designed to feel like nothing else.

I sat down with Leo Parrella of Leo Parrella Design Group to talk about the vision behind one of AERIE's most distinctive residences.

The goal: extraordinary, without ever feeling like a museum.

→ Subtle inspiration from the harbor - color, material, curvature + movement
→ Superyacht design shaping the flow, the entertaining spaces + the privacy
→ Calacatta Bluette stone, sourced as a single block in Italy
→ Bespoke lighting + heated floors throughout

The setting is incredible. The design story is just as compelling, and today I’m giving you rare insight at the ideas, craftsmanship + collaboration behind a true one-of-one.

📍 183 Carnation Ave, Corona del Mar | Offered at $31,995,000

Most people in Corona del Mar trade space for location.

This one doesn't make you choose 👀

607 Dahlia sits south of PCH in the Village - walking distance to the beach, the shops, Sherman Gardens + some of the best dinners in town.

And it still gives you room to actually live.

→ Main-level primary suite
→ Soaring ceilings, white oak floors + a fireplace in the living room
→ French doors out to the patios
→ An expansive upstairs loft - office, media room, lounge, you name it
→ New AC, updated PEX plumbing + fresh paint inside and out
→ 2-car garage PLUS an extra parking space (in the Village, that's a luxury on its own)

Walk to everything. Come home to space.

3 Bed | 2.5 Bath | ~2,430 SF

📍 607 Dahlia Ave, Corona del Mar | Offered at $5,199,000

In 2017, this house was taken all the way down to the studs.

Then it was rebuilt like someone actually planned to live in it.

New siding. New windows. New insulation. An upgraded electrical panel. The unglamorous stuff Buyers rarely ask about and always end up caring about.

And then the part everyone notices. A signature Dutch door. A marble waterfall island. A California room out back with a fireplace, barbecue + heaters, right next to the pool and spa.

All on an 8,690 SF lot in Dover Shores, a short walk from Mariners Elementary.

Pretty is easy. Pretty AND practical is rare.

After what we saw on the Peninsula earlier this month, I’d rather you hear it now than Monday morning.

Morning high tides are predicted at 6.5 to 6.7 feet Monday through Wednesday (Oct 26-28). Those are predicted tides, not a flood forecast - surf, wind + rain on the day decide how much actually reaches the street.

If you’re on the Peninsula, Balboa Island, Newport Island or any low harborfront block, this is your weekend to get ready.

Here’s what you can do NOW:

▪️Grab free sandbags (Newport + Laguna locations are in the slides)
▪️Sandbag garage doors + low doorways
▪️Clear your drains + gutters
▪️Move your car off low streets before the morning highs
▪️Get valuables off the garage floor

…And please, never drive or walk through floodwater. It’s deeper than it looks and can be contaminated!

One more thing most people don’t realize... a standard homeowners policy usually doesn’t cover flood. Worth a call to your agent before the next one!

This is a community that shows up for each other. Let’s keep doing that. 🤝

🏷️ Tag or send this post to a neighbor on the water!

For a house like this, a slow tour just wouldn’t do it. 🔥

Introducing 8308 Calle Del Cielo in La Jolla Shores, where the views are as impressive as the home itself.

Unobstructed, panoramic ocean views. A complete top-to-bottom transformation. Soaring ceilings, incredible natural light, and an indoor-outdoor flow that makes Southern California living look pretty hard to beat.

And the setting? At the end of a quiet cul-de-sac, with a private, resort-style backyard, sparkling pool, and multiple spaces to entertain—all overlooking the Pacific.

Properties with this combination of location, privacy, views, and design don’t come around often. And when they do, they deserve a closer look.

📍 8308 Calle Del Cielo | La Jolla, CA
Offered at $13,295,000

Last week, the ocean reminded all of us who's really in charge.

Remnants of Tropical Storm Rachel sent high surf into our coastline - and it's a good reminder for anyone buying by the water: when you're buying on the coast, the view is only HALF the story.

The other half is what's holding the house up.

111 S La Senda sits high above the shoreline in South Laguna's gated Three Arch Bay, built with caissons into the bluff. When you're considering protection and long-term staying power, that elevation + structural support matter.

Add a Kohler gas backup generator, an aluminum roof by Future Roof Systems of Canada and a 500-gallon whole-home reverse-osmosis system, and it's a home built for the long haul.

And as of today, it's offered $5,000,000 below its original price.

📍 111 S La Senda Drive, Laguna Beach | NOW offered at $24,995,000

Westside multifamily at this scale doesn't come up often. Location like this doesn't get made twice.

Not to make your head spin, but... 👀

…some properties deserve a second look but our listing at 55 Strand Beach Drive deserves ALL 360 degrees.

Every angle tells a different story. From approximately 104 feet of ocean frontage to the architectural details thoughtfully designed to frame the Pacific, this is a home where perspective is everything.

11,169 square feet of extraordinary design. One of Orange County's most coveted oceanfront settings. And a view that never gets old, no matter how many times you turn around…because when a property is this exceptional, one angle simply won't do.

Someone needs to say this…

A lot of people are waiting for 3% to come back.

Here's the thing - in 50 years of data, only ONE full year ever averaged under 3%. That was 2021.

In 1980, Buyers were paying 13.7%. In 2000, 8.1%. Today it's 7.40%.

So 2021 wasn't normal. It was the exception.

That doesn't mean today's rate is easy. It means the plan matters more than the headline.

For Buyers → buy the right home now, and refinance if rates drop later.
For Sellers → the Buyers still out there are serious. Pricing + positioning do the heavy lifting.

Waiting can be a strategy. It just shouldn't be the only one.
