When I do a subject-to deal, my buyer brings a down payment to closing. That check covers what I paid to take over the deal. Closing costs, any back payments I caught up, minor repairs. In most cases I'm fully reimbursed on day one. Then the spread starts. Every month they pay more than the underlying loan, that difference is mine. And when they eventually sell or refinance, I collect again. Three paydays. The first one happens at closing. That's how the 12 House Blueprint works. 12houseblueprint.com/?utm_source=fb&utm_medium=social&utm_campaign=reel
