Not every real estate journey looks the same, and that’s one of the things I love most about what I do! đŸ€

Sometimes we’re searching for a first home, sometimes it’s a place to settle down, and sometimes it’s an investment in what comes next.

This particular journey took us to beautiful Basye, Virginia, where we found an investment property that aligned with my clients’ goals and vision for the future.

But what made this one even more special? These clients came my way through a referral from a past client!

There’s something incredibly meaningful about knowing that the relationships built along the way continue to open doors for others. A referral is never something I take lightly, and knowing someone trusted me enough to recommend me to someone they care about means so much.

A little less showmanship. A little more showcasing. 🎬

Three different homes. Three very similar introductions. And that’s actually kind of the point.

When it comes to video marketing, I’ve always believed that the most important part of the story is the home itself.

Every property has something worth highlighting. Maybe it’s the natural light pouring through the windows, the character of an older home, the backyard where someone can picture their family gathering, or simply the feeling you get when you walk through the front door.

My job is to help tell that story.

And while I might be the one introducing the property, I’m not the main character in your home’s story. Your home is.

That’s why I believe in video marketing that’s intentional, professional, and focused on helping potential buyers see what makes a property special.

Because at the end of the day, the goal isn’t just to create content. It’s to create interest, build connections, and give buyers a reason to take the next step.

Will every video go viral? Probably not. But going viral was never the goal.

Getting the right eyes on your home has always been the goal.

Did someone say
 ONE MILLION DOLLARS?!

There was a time when a million-dollar listing around here felt a little like spotting a unicorn. You clicked through the photos because you just had to see what a million dollars bought.

Today? I pulled 40 active listings over $1 million across Shenandoah, Page, Rockingham and Augusta Counties.

And here’s what really got me thinking


A million dollars is still an incredible amount of money. But our idea of what a million dollars should buy hasn’t necessarily caught up with what it buys today.

And honestly, this isn’t really about million-dollar homes.

I hear the same thing from buyers at $300K, $500K, $700K


“For THAT much money, I thought I’d get more.”

I get it. Rising home prices have changed the relationship between our budgets and our expectations, and that can be incredibly frustrating.

So my newest blog digs into that disconnect
 and more importantly, what you can actually do when pricing feels like the biggest roadblock between you and homeownership.

Sometimes the answer is adjusting the wishlist. Sometimes it’s considering a different location or a home you can improve over time. Sometimes it’s realizing your next home doesn’t have to be your forever home.

And sometimes the smartest answer is simply
 not yet.

Whether your budget is $250K or $1 million, the goal isn’t to buy the most house you possibly can.

It’s to find the home, payment and plan that actually make sense for you. đŸ€

Welcome back to 2018 đŸ‘»

Rustin and I, dressed as Bob and Linda for the very first Halloween party in our very first home.

And while this photo is fun to look back on, I’m actually here to talk about something a little less exciting
 the timing of the real estate market.

The home we bought went on the market on August 14, 2017.

It went through 8 price changes.

We officially closed on May 1, 2018.

And I know what some of you are thinking


Whoa. What was wrong with it? Why did it sit that long? Something had to be wrong.

But here’s the thing.

Nothing was wrong. That was just the market.

We didn’t walk into it assuming something catastrophic had to be hiding behind the walls. We didn’t think sitting on the market meant we could suddenly offer $75,000 under asking. We didn’t treat the sellers like they had lost all negotiating power simply because the house had been available for a while.

Did we get closing cost assistance? Yep.

Did we negotiate repairs? Yep.

But we had a strategy. We thought about what actually mattered to us. We negotiated where it made sense. We didn’t try to “win” every piece of the transaction.

And I keep thinking about that as we move through the market we’re in today.

After living through the craziness of 2021 and 2022, I think it’s easy to forget that real estate is always evolving. A home taking longer to sell doesn’t automatically mean something is wrong. A price adjustment isn’t necessarily a red flag. A buyer having negotiating power doesn’t mean a seller is desperate.

Sometimes
 the market is simply different.

So we think. We adjust. We look at the actual facts in front of us. And we have honest conversations about expectations instead of letting all the noise decide what something must mean.

Markets shift. They always have, and they always will.

I’ve been here before. I’ll be here when it shifts again.

Imagine unpacking your ornaments in a new home this year

There could still be time for that story to be yours.

It’s easy to assume home shopping winds down when the holiday season begins, but this time of year can bring a little more breathing room. Fewer competing buyers, more time to consider your options, and space to imagine how a house could become your home.

Going under contract now could mean closing in November
 with time to choose a paint color, settle in, and get the cocoa ready before your guests arrive. With a November closing, your first mortgage payment would also typically be due January 1, with your lender confirming the details.

These holiday visions for 727 Cherry Hill Drive in Staunton started with chocolate walls, rich green velvet, and a little imagination. Sometimes an empty room just needs a few cozy touches to help you picture the memories you could make there.

I’m not going to sugarcoat it
 this market feels tough right now.

Sellers are getting antsy. Homes are sitting longer. Conversations about price reductions are happening more often. Some owners are wondering if they should have a plan B. And yes
 agents are feeling the weight of it too.

But when I pulled the actual numbers for Shenandoah, Page, Rockingham and Augusta Counties, they helped put some of what we’re experiencing into perspective.

The timeline sellers remember simply isn’t the timeline we’re in anymore.

That doesn’t mean we ignore a listing that isn’t moving. Sometimes the market is absolutely telling us it’s time to adjust the price, positioning or strategy. Other times, the activity is telling us to stay steady a little longer.

The hard part is knowing the difference.

And behind every listing is also an agent investing time, money, marketing and energy with no guarantee of a closing. We can market, follow up, adjust, strategize and advocate
 but we can’t manufacture the buyer.

That’s why I think this market requires something from both sides of the table: honest conversations, realistic expectations, good data and a willingness to adjust when the information tells us to.

 you were a weird one. 🍂

If you had asked me how this month went before I sat down to make this recap, I probably would have told you I didn’t do enough.

I didn’t feel particularly productive. I didn’t always feel confident in my movements. Work felt heavier than usual, and there were plenty of days where I felt like I was putting in a whole lot of energy without really knowing if I was moving anything forward.

But this is exactly why I love looking at life one month at a time.

Because when I stopped and actually looked back, September had a lot of good in it.

We celebrated milestones at HomeGrown. We gathered with our community. Rustin and I wandered along the water in Harpers Ferry. I went to the rodeo. I read two books and listened to three more. There were laughs and celebrations and little moments that had absolutely nothing to do with being productive.

September wasn’t empty. It was just hard.

And maybe I needed this little recap to remind myself of the difference.

So I’m walking into October ready for a reset. Not necessarily determined to do more, but to be more intentional. To trust my movements a little more. To shake some things up where they need shaking and find my confidence again where it’s gotten a little quiet.

A new month feels pretty darn good right now.

Every year around September and October, it’s really important to me to spend intentional time with the agents of HomeGrown talking about the year ahead.

But this year, I wanted to start somewhere a little different.

Not with “What do you want to accomplish?”

But with
 what actually matters to you?

What do you want your life to feel like? What gives you a sense of purpose? What do you want to make more room for? What kind of work fills your cup instead of simply filling your calendar?

For me, the word I keep coming back to is impact.

For someone else, it might be freedom, family, stability, community, creativity or simply having more time to enjoy the life they’re working so hard to build.

Because the goal isn’t necessarily more.

It’s more of what matters.

From there, we can talk about the business. We can put numbers to things, set goals and make plans. But those things become a whole lot more meaningful when we understand what we’re actually building toward.

And I think that’s one of the conversations I care most about having as a Broker.

HomeGrown Real Estate has always been about more than houses. I want this to be a place where we’re building businesses that support the people behind them, too.

So if you’re an agent reading this and your business could use a little more intention heading into 2027, my door is open.
