I'm a home inspector, not a realtor. I don't claim to know that side of the industry, but what I can tell you is what I observe on my end. My job is to report on deficiencies.
THATS IT! Not to advise, give recommendations, or opinions. I'm not a realtor or a builder sales rep.
But that doesn't keep me from being frustrated with the industry either. Not everyone is savvy on construction practices and products. I have clients who aren’t even sure what type of shingle they are getting.
I'm noticing more and more people buying new construction homes without a realtor. The problem is the deficit of true value when house shopping. A sales office will tell you anything you want to hear to win your business. By the time you leave, you're convinced they are the best builder. I can assure you they will likely talk you out of getting a home inspection, claiming they have their own inspectors and it's complimentary! Don't fall for that trap. This home had the builder's inspector, too! What most buyers don't see are the countless hours realtors spend at these new communities, learning about the builders, their products, floor plans, amenities, futures, and who knows what else. They are more educated than anyone when it comes to what communities have the best values, upgrades, and products.
My best advice for anyone looking for new construction today is to please find a realtor who truly dedicates themselves to knowing their clients' needs, budget, basic building products, and can explain what's on both sides of that budget. Know what you're buying! Don't depend on a sales office.
