Miami-Dade Rent Drops: Great Opportunities for Homebuyers
In Miami-Dade, recent trends point to a shift that's creating new opportunities for home buyers and renters alike. The median rent now stands at $2,900, reflecting a 2.29% decrease year-over-year. Miami continues to top the rental market at $2,939, while Kendall and Hialeah offer more affordable options. For those considering homeownership, median home prices range between $415,000 and $620,000, with current sales closing at an average of 3.21% below the asking price.

With over two decades of guiding clients through South Florida’s real estate landscape, I’ve seen how changes like these can open doors for buyers and investors. If you’re looking to take advantage of evolving market conditions—whether to secure a new place to call home or to expand your portfolio—having the right strategy and local insight is key to making informed decisions.

Case-Shiller: Miami home-price growth jumps in July
As someone with deep roots in the South Florida market, I always keep an eye on evolving home-price trends that shape our real estate landscape. In July, the Case-Shiller report showed U.S. home-price growth rose by 1.9% year over year and 0.12% month over month, with Miami continuing to be a key focus and Chicago leading the gains. However, it’s important to note that real home prices actually fell for the 14th consecutive month due to 3.4% inflation, which has a direct impact on affordability for buyers. These figures highlight the complexity of today’s market and the importance of having the right guidance at every step—whether you’re buying, selling, or investing. My goal is to ensure you’re equipped with clear insight and steady support as you navigate these decisions.

Miami Ranks Last for Rental Affordability | invest
Rental affordability remains a real challenge in Miami, where we've ranked last among 182 US cities—an unfortunate distinction that hits home for many in our community. With a $1,500 budget, renters are looking at just about 498 square feet, while the median asking rent is hovering near $3,300. This squeeze is especially hard on Hispanic families, many of whom are stretched to devote more than they can reasonably afford to housing costs. Little Havana has recently seen over 200 families at a mobile home park served with move-out notices due to redevelopment plans. It’s a stark reminder that owning a home doesn’t always guarantee stability if the land beneath it is at risk. Local officials have stepped in to negotiate for more time and better compensation, while advocacy groups and legal aid work to support renters and protect their rights. As someone who has worked in South Florida real estate for over 20 years, I know how crucial it is for renters to be aware of their legal protections—landlords cannot change locks, cut utilities, remove belongings, or discriminate based on language or national origin. Knowledge and preparation are key, especially as our market continues to evolve.
