Two homes. Same price. Different monthly reality.

The listing shows the price. It doesn't show the power bill that comes with the address. Roof direction, shade, size and how the home was built all change what you pay to live there.

Before you tour, look at the mortgage and the home's expected energy cost together, then compare. Estimates vary by home and household, and that's exactly why it's worth seeing them first.

Your power bill pays the utility every month and builds nothing you own.

A Power Flip™ puts more of that energy cost toward something you own, with owned solar financed into your mortgage, when the home's numbers support it. Same down payment, subject to program rules. Not every home produces a Power Flip™.

Know the numbers before you tour.

After you move in, someone may knock offering solar. Solar added after closing can come as a lease or a separate loan.

Clear-Title Solar™ takes a different path: owned solar, financed into your purchase mortgage when you buy, with no solar lease and no separate solar loan. The home closes first; eligible solar is installed after closing through an escrow holdback. Subject to program requirements and lender approval.

Swipe through, and before you sign for any home, ask how its solar is owned.

Two of the three numbers in a home purchase are set by somebody else.

The 30-year fixed averaged 7.28% on October 1, up from 7.03% a week earlier and 6.34% a year ago. The rate is set in the bond market. The price is set by the seller. The third number, what it costs to keep the lights on at that specific address, belongs to the building itself, and nobody puts it in the listing.

At purchase, eligible solar can be financed inside an FHA mortgage as documented cost, subject to program requirements and lender approval. Same cash down, subject to program rules. The home closes first, and the PowerKit goes on after closing through an escrow holdback. You own it.

Think about how you look for a home. You set a price cap, pick the bedrooms, scroll the photographs, save the ones you like.

Every one of those filters describes the building. None of them know anything about you: what you qualify for, which mortgage path actually fits, or what that particular address costs to power month after month.

The next version of home search could run the other way around. Start with the buyer, then judge the properties on what they really cost each month, energy included. Eligible owned solar integrated into the purchase economics, subject to program requirements, belongs in that comparison when the home supports it. Not every home produces a Power Flip™.

Ask for the whole monthly picture before you decide which front door is worth walking through.

Your mortgage rate can be fixed for thirty years. Your power bill is fixed for nothing.

It gets repriced by demand that has nothing to do with your household: data centers, new manufacturing, a grid being rebuilt. The U.S. Energy Information Administration projects the average residential electricity price continuing to rise through 2027.

So the question before you tour is not what a home's bill is this month. It is what you are exposed to five and ten years from now, and whether any of it can be restructured when you buy.

One piece can. FHA already allows documented solar cost inside the mortgage, so the system is owned rather than leased. The home closes first, and the PowerKit goes on after. A Power Flip™ Analysis shows the projected difference for that specific home. Not every home produces a Power Flip™.

There are two numbers in a home purchase, and almost everyone only works on the first one.

The first is you. Lenders may now choose Classic FICO or VantageScore 4.0 on loans sold to Fannie Mae and Freddie Mac, and HUD said in April that FHA will permit the newer models too. Worth knowing, because a higher number does not necessarily mean a lower mortgage cost: lender rules and program requirements still decide that.

The second number is the house. What that address costs to power every month. No scoring model reads it, no listing prints it, and it arrives anyway.

That one can be handled at purchase. FHA may allow documented solar cost to be included in the mortgage, subject to program rules. The home closes first, then the PowerKit goes on. Not every home produces a Power Flip.

Work on your score. Then ask what the home costs to power.

Two buyers tour two homes on the same weekend. Same price, same square footage, same number of bedrooms. A year later, one of them is paying noticeably more every month to live in it.

Nothing went wrong. The price was simply never a measure of what a home costs to own. Property taxes, insurance, HOA dues and the power bill all follow the address.

The power bill is the interesting one, because it comes from the building. The county sets the taxes. The association sets the dues. The house sets the power cost: the roof, the sun it gets, how the home is used.

QuiqNest runs that comparison one address at a time. A Power Flip™ Analysis shows what a specific home costs to own with Clear-Title Solar™ financed inside the FHA purchase, owned outright, with no lease and no separate solar loan. Not every home produces a Power Flip™, which is exactly why you ask about a particular home before you tour it.

The payment estimate on a listing is one line of your housing budget. The household pays the rest.

A mortgage payment estimate covers principal and interest. A homeowner also pays property taxes, insurance, HOA dues where they apply, and electricity. In Florida, insurance and electricity can change whether an affordable price is an affordable month.

Taxes, insurance and HOA dues are set outside the purchase. The power cost is tied to the building itself. FHA rules may allow documented solar cost to be included in the mortgage at purchase, subject to program requirements and lender approval, with the same cash down, subject to program rules. The home closes first, and the PowerKit goes on after.

That is why energy belongs in the affordability conversation and not in a separate solar conversation. Ask what a home costs to own before you tour it.

More first-time buyers are using FHA loans, because rates and prices left that as the way in. At one national builder, FHA-financed buyers reportedly went from about 15% of sales in 2022 to 39% (Ashton Woods, reported by ResiClub Analytics from AEI Housing Center data).

Here is the part that rarely comes up at the sales office: FHA already allows solar inside the mortgage. Documented solar cost may be included, subject to program requirements and lender approval (HUD Handbook 4000.1, Section II.A.8.m).

The down payment is calculated on the home price, so it is the same cash down with a PowerKit or without it, subject to program rules. The home closes first, and the PowerKit goes on after closing through an escrow holdback.

Your power bill stops being a bill on its own and becomes part of a payment on something you own. QuiqNest calls that the Power Flip™. Not every home produces one.
