Monsoon season starts June 15. Here's what happens when you delay exterior maintenance in Arizona.

This is a fascia board at the roofline -- the trim that holds your gutters and seals the edge of your roof. What you're seeing is advanced wood rot: the board has deteriorated to the point of separating from the soffit above it, leaving a visible gap along the entire junction.

That gap isn't cosmetic. Water enters during every rain. Pests find it within weeks. The attic space becomes vulnerable to moisture intrusion. And gutters attached to this board are no longer supported properly -- in a monsoon downpour, that's a liability.

Fascia rot is one of those slow-burn defects that homeowners don't notice until it's already expensive. A fresh coat of paint masks it. A quick look from the yard misses it. But up close? It's obvious.

This was caught during a routine inspection. The buyer used it to negotiate repairs before closing and walked in with a sealed, intact roofline before the summer storms arrived.

If your clients are buying this spring, get the inspection done before the monsoon window closes.

Phoenix has some of the hardest municipal water in the country -- and your pipes show it over time.

This is an exterior ball valve and water supply line we documented during a recent inspection. The white crust is mineral scale -- calcium and magnesium deposits from years of hard water flow. The dark flaking and pitting is corrosion eating through the iron pipe. At the connection point, there's already evidence of seepage.

This valve was likely non-functional. The pipe was at end-of-life.

Hard water damage like this is one of the most common deferred maintenance items we find in Phoenix-area homes -- especially in older properties that haven't had proactive plumbing updates. It doesn't leak all at once. It just slowly fails over years until one day it doesn't hold at all.

A thorough inspection documents all of it -- in plain language, with photos like this.

If you or your clients want to know exactly what they're buying, we'll tell them.

Most roof inspections happen from a ladder at the roofline — or from the ground with binoculars. Neither gives you the full picture.

This is a drone shot of a clay barrel tile roof in the Phoenix area. From this angle we can evaluate the full surface, check tile alignment, ridge integrity, and drainage patterns — faster and more thoroughly than a traditional walkover.

Drone inspection is part of our standard toolkit at Upspect. Better coverage, better documentation, better peace of mind.

Three colors that should never appear inside an electrical panel: green, white, and rust.

What you're seeing in this photo is severe corrosion at the terminal block -- green verdigris forming on copper connections, white mineral deposits indicating moisture intrusion, and rust oxidation throughout the hardware. This isn't cosmetic. Corroded connections have higher electrical resistance, and higher resistance means heat. Heat in an electrical panel means fire risk.

We flagged this during a standard home inspection. The buyers got three bids for panel replacement, negotiated credit at closing, and walked into their new home with a clean, safe electrical system.

That's the whole point of an inspection -- to find what you can't see from the street.

If you're working with buyers this spring, send them our way. We're thorough, we're fast, and we write reports your clients can actually understand.

Here's something we don't see every day — two completely different roof framing systems in the same attic.

The first photo shows prefabricated trusses, identifiable by the metal gusset plates stamped into the wood at each connection point. These are engineered off-site to exact specs, installed quickly, and incredibly strong — but they cannot be cut or modified without a structural engineer's blessing.

The next two photos show conventional stick framing (also called cut-and-built framing) in the same attic — individual rafters, collar ties, and joists assembled on-site. This method is older, slower, and requires more skilled labor, but gives builders more flexibility.

Finding both systems in one home usually points to a room addition, a roof repair, or a renovation done at a later date than the original construction. It's not a defect — but it IS worth flagging so the buyer understands what they're looking at and knows the history of the structure.

This is exactly why a thorough attic inspection matters. We're not just checking for damage — we're reading the home's story.

Nature: 1. Electrical code: 0. 🌿⚡

One thing that surprises buyers — how easily overgrown landscaping can create serious safety hazards.

The National Electrical Code requires 36 inches of clearance around all electrical panels. On a recent inspection, we found a panel completely hidden behind flowering shrubs. We had to get out the measuring tape just to document how far out of compliance it was.

From the street? Charming curb appeal. Behind those shrubs? A real problem.

This is exactly why a professional inspection matters. We check what the landscaping hides, the things that look fine from the driveway, and the items no one thought to mention.

We were stumped too — until we looked a little closer. 👀

This is an antique clothes-hanging pulley system, still mounted in the attic of a home we inspected. Multiple pulleys connected by rope, used decades ago to lower laundry between floors.

These kinds of unexpected finds are exactly why a thorough inspection matters. What looks like old junk can sometimes be old junk that's also a safety concern — and what looks alarming is sometimes just history.

Either way, you deserve to know what's actually in your home before you buy it.

One of the worst exterior panels we’ve documented this year — and that’s saying something.

Heavy rust on every surface. Active moisture infiltration. Breakers so corroded they may not trip correctly when it actually matters. Vegetation starting to take over at the base. This didn’t happen overnight — it’s years of neglect compressed into one panel.

When we find something like this, it changes the entire conversation. For agents: this is the difference between a powerful negotiation tool and a deal-killer your clients never saw coming. When buyers have the full picture upfront, they make better decisions — and so do you.

This is what a thorough inspection looks like. 📋⚡
