Online Home Estimates: Don't trust them!
Look at the image with this post. I got this estimate to demonstrate to a recent seller client why they should trust online valuations of their home's market price. NOTE THE RANGES. They are giving $30,000, $70,000, or even nearly $100,000 ranges for values!! I'd be laughed out the door if I tried to pull a fast one like that.

But that's the point, a computer can't see the quality of your home. It can't take note of how one house is cleaner, better maintained, updated, or equipped. It can only see a bedroom count, bathroom count, and square footage of the house and land.

In case you haven't noticed, the real estate market is heating up. May, 2016 numbers are still being crunched, but April in the Lehigh Valley saw more than 15% increase in closed sales, over 30% decrease in available houses, and a 3% increase in median price! Houses are selling faster too. (I just had two go under contract in under 20 days!!)

Summer time is traditionally the most active in the world of real estate as most transactions aim to close before the new school year in August or September. The months of June and July are critical months for advertising your home and getting that contract underway.

Friends, Could you do me a little favor (keep reading)?

I try not to be the pushy salesman type, so you're unlikely to get a bunch of calls from me bugging you about selling your home. I prefer to help you when you need it.

BUT... a common problem for Realtors is that our friends, family, and business contacts often forget we are there - and then we lose the opportunity to do what we love doing most.
