A Little Story Time… 🏡

Just because you’re buying a house doesn’t mean it’s yours yet.

A while back, I showed up to a home inspection that turned into one of the most awkward situations I’ve experienced as a home inspector.

Now, we generally ask buyers to limit who attends an inspection. We also discourage bringing contractors to general home inspections. New construction is a little different, but for a typical home purchase, there’s a time and place for all of that.

Well, apparently nobody got that memo. 😂

I pull up to the house, and there’s the buyer, his wife, their three kids, structural engineers, landscapers, and a handful of other people.

We’re talking about eight adults and three kids.

Now, here’s where things get interesting.

The seller still lived in this house. He worked from home, collected fine art, and had expensive glass sculptures and collectibles throughout the property.

As I’m walking toward the house, the seller comes outside, and he is absolutely furious.

And after hearing him out, I couldn’t really blame him.

He agreed to have his house inspected. What he didn’t agree to was having a bunch of contractors come through to discuss renovations, additions, and give estimates on what everything would cost.

His concern was that if the buyers didn’t like those estimates, they might decide to walk away from the purchase. And in his eyes, that wasn’t what he had agreed to when he approved the inspection.

On top of that, he now had three young children coming into a house full of expensive, breakable things.

And listen, I have kids. Kids are going to be kids. They’re curious, they want to explore, and sitting quietly in a stranger’s house for four hours isn’t exactly their idea of a good time.

But home inspections aren’t necessarily safe places for children, either. We’ve got electrical panels open, crawl space hatches removed, ladders set up, and equipment being used throughout the property.

So now I’ve got an angry seller, uncomfortable buyers, confused contractors, three kids caught in the middle, and I’m standing there just trying to figure out how I’m going to inspect this house.

I call the buyer’s agent. No answer.

I call the listing agent. No answer.

Wonderful. 😂

Eventually, we get things sorted out. The contractors leave, the kids leave, and we’re down to just me and the buyer.

Problem solved, right?

Not quite.

Turns out the buyer had a construction background himself and wanted to do some investigating of his own.

He starts walking around taking measurements, using different tools, and checking things throughout the house.

Normally, I have no problem with buyers wanting to learn more about a property. In fact, I encourage it.

But here’s the issue.

The seller had already made it very clear that he wasn’t comfortable with people walking around his occupied home unattended.

And I understood that.

Think about it. If I’m outside inspecting the roof, siding, or foundation, and the buyer is inside walking through your bedrooms, opening doors, and looking around, that’s someone you don’t know wandering through your personal space.

I’m not suggesting anybody has bad intentions. But that doesn’t mean a homeowner should automatically feel comfortable with it.

That’s also why I always encourage buyers to have their real estate agent present if they’re going to be walking through the property during an inspection.

So now, instead of completing the inspection I was there to perform, I’m having to stop what I’m doing and follow the buyer around while he completes his own evaluation.

And the whole situation just became unnecessarily complicated.

Here’s the thing.

I absolutely believe buyers should have every opportunity to understand what they’re purchasing.

Want a structural engineer to evaluate something? Great.

Want estimates for renovations? Absolutely.

Want to bring your family through and figure out where the furniture is going to go? I get it.

But those are things that should be coordinated with your real estate agent and scheduled appropriately, rather than turning a home inspection into an open house.

And I think that’s where people sometimes lose perspective.

When you’re buying a house, you’re making one of the biggest purchases of your life. But when someone is selling their house, they’re also allowing strangers into one of the most personal places in their life.

It’s where they sleep, raise their families, keep their belongings, and live their everyday lives.

And while that house might become yours in a few weeks, right now, it’s still theirs.

I think both sides deserve a little understanding.

Because at the end of the day, buying a house is a business transaction.

But until the keys change hands, it’s still somebody’s home.

And that’s your little story time for today. 🏡

Still waiting for mortgage rates to drop before buying? 🏡📉

While rates matter, they're only one piece of the homeownership puzzle.

Home prices, inventory, competition, and your long-term goals all play a role in determining whether now is the right time to buy. Waiting for lower rates could also mean facing higher prices or more buyer competition down the road.

The key is focusing on what you can control and finding a home that fits your needs and budget today.

Good mernin and happy Tuesday, my precious little barometric pressure besties and other confused biologicals.

Back into the 70s along I-25. Apparently October still has some September left in it still. LOL

Southeast Wyoming and the I-80 corridor reach 63–68 with sunshine, a few clouds and light winds. Rain chances are under 15%. So, spit on your sidewalk I guess.

The Western Slope reaches 64–69. A few showers are possible, favoring southern areas, but plenty of places stay dry.

Leadville, Frisco and Silverton reach 52–55, while Gunnison and Alamosa reach 62–64. Spotty showers and a few sparky booms are possible near the Divide. This is not an all day rain situation for every mountain valley.

The Front Range and I-25 reach 71–75 with mostly sunny skies. Estes Park is closer to 63 as is most of the foothills, with a chance of a passing shower in the foothills. Most of the front range and I-25 corridor stays dry.

The eastern plains, Nebrasky Pandyhandle and western Kansas reach roughly 72–77. Patchy fog is possible early in parts of the plains, with south gusts around 30 mph toward western Kansas.

Medium & long range forecast: The next storm approaches from the west, with rain chances increasing in the mountains Wednesday through Friday. The strongest signal for heavier rain continues to favor the San Juans.

In favored San Juan terrain, current guidance puts the chance of at least 2 inches above 90%. The chance of 4 inches is closer to 40%. Those are storm totals over several days. Notice that 4 inches is possible, but it’s not the most likely outcome everywhere. Please don’t read the biggest number and assign it to your backyard mmkay Kyle and Chad?

With already wet ground, heavier rain could bring flooding or rock and mudslides. Snow is more likely on the very high peaks for much of this storm, with snow levels potentially lowering toward 10,000 feet late Thursday into Friday.

Along I-25, the odds of meaningful rain are considerably lower. This projected track favors the mountains, and a wet San Juan forecast doesn’t automatically mean a wet Denver forecast. For the next 7 months, storm track is going to be everything.

Some showers could make it east Thursday, but track and timing changes still affect who gets anything.

A cooler weekend looks possible. How much cooler, and whether more showers come with it, still needs sorting out. I’ll update accordingly. I got a lot of workies to do, and no matter what happens, I'll make sure that there aren't any surprises.

I’ll keep you posted!

I put a wooden desk and a blackboard in my living room.

You know, to make it more classy.

LOL LOL don’t delete me.

Good mernin and happy Friday, my precious little frosted mammals and other cold biologicals.

Frozen start. Sunshine clocks in. The wind is finally calming down, but apparently we still have to preheat ourselves before leaving the house. 🤣

Southeast Wyoming and the I-80 corridor recover into the lower to upper 50s after a cold morning. Sunshine, much lighter winds, and a little patchy fog possible in the valleys early.

The Western Slope reaches the 50s to mid 60s. Cold valleys to start, then sunshine and a milder afternoon.

Mountain valleys range from the mid 40s to mid 60s, depending on elevation. Freezing early, sunny later. Watch for leftover icy spots where recent moisture or snowmelt froze overnight, especially in shaded areas.

Along the Front Range and I-25, frost or freezing temperatures early give way to sunshine and highs in the mid 50s to around 60. Still cool, but with much lighter winds, your face can stop fighting for its life. 🤣

The eastern plains stay in the 50s to around 60. An early blowy wind gradually eases, with sunshine through the day. Enjoy it, but don’t put the plant blankets away yet.

Medium & long range forecast: We have another cold night to get through before the warmer afternoons arrive this weekend.

A Freeze Watch covers the southeast plains tonight into Saturday morning. Some places could get a harder freeze than they did this morning. Frost or freezing temperatures remain possible in other colder valleys and wind sheltered plains locations too. Greeley and Limon, I'm talking about you lol

Protect sensitive plants and disconnect hoses where freezing temperatures are expected.

Your tomato plant surviving one cold night does not mean it unlocked immunity, besties. 😆

Saturday and Sunday bring a noticeable afternoon warmup, with much of the Front Range and plains returning to the 70s. Mostly dry, but a breeze and low humidity could increase fire weather concerns across parts of the far eastern plains, especially Saturday. Recent rain doesn’t make us fireproof unfortunately. Just don't be a dumb dumb.

Early next week stays relatively mild. A few weak disturbances could bring extra clouds and spotty mountain showers, but the better chance for another organized storm looks farther out, toward the latter part of next week. The track and timing are still uncertain, so I’m not handing out rain or snur totals yet.

I've got my caffeinated eyeballs on it, and will share more details as we get closer.

I’ll keep you posted!

I asked my neighbor's dog what two minus two is. He said nothing.

LOL LOL don’t delete me.

I am supported by a bunch of amazing locally owned businesses who help keep the lights on every single day that would very much appreciate your support and business.
