This isn’t rocket science, just smart strategy. Let me explain… your perfect home has been on the market for 30+ days but it’s sliiightly out of your budget. Instead of just offering less, there’s a smarter way to structure your offer and save even more in the long run!

Make Your Offer Work for You:

💰 Offer at Asking Price – Instead of playing hard to get, come in at the full list price.
🎁 Ask for Seller Concessions – Think of it as a little “thank you” from the seller. This can go toward buying down your mortgage rate and lowering your monthly payment.

✨For example, if the home is listed at $1,500,000:
Instead of offering $1,455,000, offer $1,500,000 with $45,000 back in concessions.
Use that $45,000 to buy down your mortgage rate.

⏩The Breakdown:
• With 20% down, your loan amount would be $1,200,000.
• 1 point costs 1% of the loan amount and reduces your rate by about 0.25%.
• $45,000 (3 points) could reduce your rate from 6.75% to 6.00%.
• Your monthly payment could drop from $7,784 to $7,375.
• That’s a savings of $409 per month, or nearly $150,000 over the life of the loan!

Zen Toro is one of those places that makes Sherman Oaks feel even more special warm, inviting, and genuinely well done. And yes, there are a lot of sushi spots on Ventura Boulevard, but this one truly stands out. Their Japanese-inspired dishes, fresh seafood, and thoughtful, balanced flavors give this spot the kind of intimate, local vibe Sherman Oaks people love.

As a realtor, these are the places I pay attention to the restaurants that quietly elevate the lifestyle of Sherman Oaks. Great food, great service, and a real sense of community… the kind of neighborhood gem that makes living in Sherman Oaks, CA feel like an upgrade.

Laurel Canyon, without a neighbor in sight.

At the end of a cul-de-sac, up a private driveway, 8141 Cornett Drive sits tucked into the treetops. It’s a 1949 mid-century with three bedrooms, three baths, and 2,027 square feet, reimagined by Jonathon Irpino.

Black Mountain flagstone underfoot. Wood-paneled walls. A butterfly ceiling. The original brick fireplace anchors the living room, and the Fleetwood doors open the kitchen, dining, and living areas straight to the pool, spa, and ridgeline views.

The primary suite has its own deck framed by weeping bamboo. There’s a paneled study, plus a separate office or studio with its own entrance. The lot is 0.31 acres, with room to imagine a guest house, an art studio, or just a very good garden.

Sunset and Ventura are minutes away, and it feels a world away from both. Offered at $4,950,000. Listed with Rogers + Stellini + Ritt | Compass

Walls of glass. A floating staircase. $1.65M in Sherman Oaks

3905 Pacheco Drive sits at the end of a quiet cul-de-sac in the Sherman Oaks hills, south of Ventura. It’s a 1967 mid-century with beamed ceilings, walls of glass, and a floating staircase that does exactly what a floating staircase should. The remodel was done with a light hand, so the architecture still leads.

Three bedrooms, three baths, plus a den and a bonus room for whatever comes next. The primary opens to a redwood deck with canyon views. Out back, a Zen-inspired yard with a fountain and an eight-person saltwater spa. New roof, new driveway, and an optional turnkey furnishings package.

$1,650,000. Come see how the light moves through it.

Every inch of this historic Los Feliz home tells a story but it’s the tilework that speaks the loudest. Hand-laid Mexican Saltillo tiles warm the floors with their sun-kissed tones, each one slightly imperfect in the way only true craftsmanship can be. In the kitchen, their earthy texture meets a handcrafted backsplash, while in the primary bath, deep blue Spanish tiles catch the light and shimmer like water. These aren’t just design choices they’re works of art that anchor the home in its heritage, each piece chosen and placed with care. From the first step inside to the last glance back, the tile tells you exactly where you are: in a home built with love, patience, and an artist’s eye for detail.

Not a minimalist over here. I want a home that looks like a wizard or a white witch lives in it. Velvet, odd lamps, a shelf of objects that only mean something to me. Your space should feel like you, and not like a catalog.

The homes I love walking through always have a little magic in them. A bold color, a texture you want to touch, one object that makes you ask a question. The architecture sets the stage, and then you get to play.

So tell me, what’s the one thing in your space that is completely, unapologetically you?

Nobody warned me that “to the windows, to the walls” would turn into a career 😂

In my twenties, that line was a dance floor instruction. Now it’s my walkthrough checklist: are the windows original, is that real plaster, and why is nobody talking about this light? One this is still true. I go where the good vibes are.

Homes will probably never be cheaper than they are today. And I don’t say that to scare you—I say it because it’s true.

Here’s what’s really happening in LA right now:

Yes, the market feels quieter.
Yes, buyers are pausing.
But prices? They’re holding. Sure there is the odd listing priced too high that gets adjusted.

The big shift isn’t in pricing it’s in sentiment.
That “I have to buy this now or I’ll miss out forever” energy? Gone for the moment. Bidding wars? Way less common. Buyers? More cautious, more deliberate.

But here’s what most people aren’t talking about:

✔️ New construction in LA has dropped nearly 60% this year
✔️ Wildfires destroyed thousands of homes—and rebuilding has been painfully slow
✔️ That Mansion Tax? It’s made developers even more reluctant to build
✔️ We still have far more buyers than available homes—and no easy fix coming anytime soon

Waiting for some big crash? That’s not what the data is showing. If anything, long-term scarcity is still the name of the game.

And honestly… when I think about how clients feel looking back… The thing I hear most is: “I wish I’d bought when I had the chance.”

If you’re on the sidelines right now and want to talk through what’s smart, what’s doable, how to strategize for seller concessions and what actually makes sense for you I’m here for that conversation.
