⚡ Looks great… but is it?

This subpanel looked exceptionally clean and well organized, but appearances can be deceiving.

A closer inspection revealed neutral and grounding conductors terminated together, along with white conductors being used as ungrounded (hot) conductors without proper re-identification.

A quality home inspection goes beyond appearance, it evaluates whether the installation was done correctly.

🔍 A good repair still has to be installed correctly.

This added crawlspace support was likely installed to help carry a damaged beam. The problem? It was not secured to the beam or footing and had shifted over time.

The repair wasn’t necessarily the issue—the installation was.

When inspecting a home, we look beyond what’s been repaired and evaluate whether the repair is still performing as intended.
