Half the people I talk to say the same thing. "I'm not giving up my rate."

And I get it. They bought in 2020 or 2021, locked in at 2 or 3%. Life has changed. They need more space, less space, a different neighborhood. But moving means trading that rate for today's rate. The payment doubles. So they stay.

The Federal Housing Agency studied this. Over a million home sales that just never happened, for exactly that reason.

There's a bill in Congress called the Move Act. The idea is a portable mortgage. You sell, you buy your next home, and you take your rate, your term, and your balance with you.

It was introduced this month and referred to committee. It is not law. Nothing has changed yet.

When you sell your primary residence, you can exclude some of your profit from capital gains tax. $250,000 if you're single. $500,000 if you're married.

Those numbers were set in 1997. And they have never been adjusted. Not once.

But let me be clear. It has not passed. Nothing has changed yet. Don't decide on a headline. Talk to your CPA.

I used to live right there.

That gray building behind the restaurant. 1990, right after I got out of the military. Back then this beach had a very different reputation. If you know, you know. If you're in the area, bring the family down. Streets are closed off, so it's safe for bikes and scooters.
