What your New Hampshire house buys in Winston-Salem, NC.

New this week: once a week I'm picking one place outside New England where the math works better, and running it honestly.

Winston-Salem's median asking price was $334,900 in September, down 4.6% from a year ago, with listings up 21%. New Hampshire's was $590,000. At today's rates that's about $1,570 a month less on the median home. It also has a real academic medical center and January highs around 50.

The catch: it's a car city, and North Carolina has a state income tax.

Curious what your house would buy there? Send me a message and I'll run the side-by-side. Full rundown: https://rob4realty.com/relocation-spotlight-winston-salem-nc/

What a price cut actually costs.

Across Southern NH, the Merrimack Valley and the North Shore, homes that never cut their price sold for a median of 102.4% of their original ask, in 14 days. Homes that cut at least once sold for 92.0%, in 52 days. In dollars: about $6,000 over the first asking price versus $39,900 under it.

The cut isn't the cause. It's the symptom of a price that was wrong on day one. The first two weeks are when your price gets judged.

Cities with the most expensive homes in New Hampshire
Having called Hampstead, New Hampshire home for over 15 years, I’ve seen firsthand how much our local real estate landscape has changed—and just how dynamic the market can be. Right now, home prices in New Hampshire are ranging from $668,000 to well over $2.5 million, with areas in the Boston metro experiencing up to 7.5% annual growth and more than 50% appreciation over the past five years. Even with high mortgage rates, strong demand continues across other New Hampshire metros as well. My background as an engineer and DIY remodeler gives me a unique perspective when advising clients—whether you’re curious about how these numbers might impact your buying, selling, or investment goals, or just want to understand what drives these trends in our communities. The numbers tell a story, and I’m always here to help make sense of what they mean for you.

US Existing Home Sales Hit a 14-Month Low
We’ve just seen US existing home sales dip to a 14-month low, slipping below 4 million at a 3.98M annual pace in mid-Q3—a 2% month-over-month decline. As someone who’s watched market cycles from both the corporate and DIY side, I always look for the story behind the numbers: while buyer activity has softened a bit nationwide, the 30-year fixed mortgage average near 7% and a growing supply (now 4.9 months) are changing the landscape. For buyers, especially those entering the market for the first time, more listings mean greater choice and new room to negotiate—a trend I often see play out locally as well.

The median existing-home price hit $429,100, setting a new mid-Q3 record, with higher-end homes continuing to lead activity. Yet, rising wages and steady job growth are helping sustain demand. First-time buyers accounted for 30% of purchases, with cash deals at 27%, and typical market time at 31 days.

Having spent years advising clients and rolling up my sleeves on my own remodels, I know every number tells part of the story—but context matters. Whether you’re weighing investment options or searching for that perfect home, understanding these shifts can help you make decisions that fit your needs and dreams.

Everybody's cutting prices. Except around Boston.

Nationally, 20.8% of listings took a price cut in September, the most for any September since 2018. In the Boston metro the share actually went down, to 16.6%, even as listings grew 16.1%. Sellers here are pricing a little lower up front and cutting less after.

The one place discounts are growing is new construction. Median new-home price is down 5.8% from a year ago and builders are sitting on 8.5 months of supply. If 7.28% has you priced out of resale, ask the builder about the rate before you ask about the price.

New Hampshire Vacation Homes Reach 10.1%
Living in New Hampshire, I’ve seen firsthand how vacation homes shape our local communities—especially as they now make up about 10.1% of the housing stock. That puts us third in the nation, highlighting a unique challenge for those of us who call the Granite State home year-round. When so many properties are used only part of the year, it can tighten the already limited supply for families and individuals looking to settle down full time. This is a reality that comes up often in my conversations with clients, whether they’re considering a move, searching for an investment, or simply trying to understand what options are available.

It’s also worth noting the role of shared ownership models, which allow multiple owners to enjoy a property without pulling another home out of the traditional housing pool. That distinction is especially relevant here, where vacation demand can be concentrated in certain towns and seasons. Having remodeled several homes myself, I understand how the use of a property—whether as a second home, a shared retreat, or a permanent residence—can influence both value and availability in a community.

If you’re navigating New Hampshire’s unique housing landscape, it pays to have a partner who appreciates how these trends affect your choices. I’m always happy to share what I’ve learned, both as a longtime resident and as someone who’s helped many families find the right fit in our beautiful state.

Salem State's old South Campus is becoming 473 homes.

The state held a groundbreaking October 2 on about 23 acres along Harrison Road and Loring Avenue. Phase 1 is 340 rental homes, approved by Salem's Planning Board in April. Phase 2 adds at least 133 more on its own timeline.

Read the fine print, though. A groundbreaking is a ceremony. The state says construction itself starts this winter, so if you drive by this month and see grass, nobody lied to you.

Mortgage rates just had their biggest one-week jump in almost four years. 7.03% to 7.28%, the highest since November 2023.

On New Hampshire's median single-family home, that's about $321 a month more than a year ago. Or the way I'd put it: the same payment now buys about $52,000 less house.

One wrinkle worth watching. September added only 29,000 jobs, and weak job numbers usually pull rates back down. Don't make a decision off one Thursday.

Vacation Homes Make Up 10.1% of New Hampshire Housing, 3rd Most in the U.S.
As someone who’s called New Hampshire home for over 15 years, I’m always attentive to the trends shaping our local housing landscape. Here’s something worth noting: vacation homes now make up 10.1% of all housing in New Hampshire, which places us third highest in the entire country. On one hand, our state’s natural beauty and recreational opportunities attract those seeking a getaway—something I understand firsthand, given my own love for the outdoors and home projects.

But there’s another side to this story. The U.S. currently faces a housing shortage of 4.03 million units, a challenge that’s driving up prices and rents, making it harder for first-time buyers and those searching for affordable options. It’s a complex issue, with ongoing debates about everything from institutional buying to the impact of short-term rentals and vacation properties.

For those navigating these dynamics, whether you’re considering a primary residence, a second home, or an investment property, it’s essential to have a clear-eyed view of the market. My background in both engineering and real estate means I approach these challenges with a problem-solving mindset—always focused on helping clients make informed decisions that fit their needs.
