Buyers: it’s true, the first thing you should always do is get pre-approved for a loan before house hunting and there are many reasons for that. Below are just a few of those reasons.

- Do not rely on online tools to estimate your mortgage. Depending on your loan program, interest rate, down payment, specific closing cost, location of home, can make the online tools be way off than what your actual mortgage can be.
_______
- By calculating your affordability with an online tool, you could be previewing homes outside of your budget thus giving you unrealistic expectation OR looking at homes well below your budget which may discourage you in finding the right home for you!

- When you do end up finding your dream home, you can’t submit an offer without the pre-approval letter and if you wait till the last minute, you’ll be wasting time and your dream home could be sold before you could even submit an offer.

Back to some real estate tips! Selling your home for the most money possible.

You are more likely to get the most money possible when selling your home within the first three weeks. In Northern Virginia market however, that is within the first two weeks. Days on the market matter a lot when negotiating.

Back to our previous tip, pricing is key, and if priced correct, you will sell within the first few weeks and the offer you receive will likely be your highest and best offer.

When I work with buyers, the first question I always get is “how many days on the market is this home” because the higher the number of days on the market, the more likely buyer thinks they can negotiate the price down BUT, the lower the number days on the market, the buyer is anxious to secure the home and will likely submit their best and highest offer in order not to lose the the home to another buyer.

Always secure the home first and then sleep on it, don’t let someone else grab it. There are always ways for a buyer to void the contract later but sellers typically have no way out.

Always be sure to ask your agent what contingencies protect you as a buyer and what are your ways out of a contract.

Working with a lender who can close the loan quick is key. If your lender is not able to close a loan in under 20 days and insists 30, 40+ days, don’t use them!
