Located on the remaining 15 undeveloped acres of the Potomac Station Planned Community, this project is the culmination of an endeavor which spans over 20 years. To meet the needs of the community, approximately 55 residences will be reserved for active adults and the proposed retail will include a service station/convenience store, day care center, restaurants and specialty retail services. Exciting news! After 3 years of design, our site has been approved to begin the construction of our planned mixed-use development. Over the next year, we plan to build a series of spine roads that will connect the site’s future tenants, as well as a public amenity park with a water park and playground. We look forward to transforming our vacant site into an amenity for the entire Town. If you have any further questions, please send us a message.

Hello everyone! Sorry for the delay in getting you updates about the project, but we wanted to wait until we had something to report. Just yesterday, we submitted our engineering plans to the Town of Leesburg. If the process goes as anticipated, we will be under construction in the Second Quarter of 2017. Stay tuned in the future. We will announce the final retail tenant mix once we have signed leases.

Potomac Station Marketplace is approved! On Tuesday evening, the Leesburg Town Council voted nearly unanimously to approve the project. We are thrilled to have reached a consensus with the stakeholders, and look forward to bringing a new community gathering place to northeast Leesburg.

Great news! Last Thursday, October 15, the Planning Commission for the Town of Leesburg voted 6 to 1 to recommend approval for the project. Thank you all for coming out to meet us on such a cold night. We had a lively discussion and welcome additional dialogue either through Facebook or by email ([email protected]). One question which kept coming up was regarding the existing development rights for the property. We have posted here the currently approved zoning. It calls for 320 apartments, 35,000 sf of retail and 110,000 square feet of office, all with just two access points. Our project, with three access points, reduces traffic and school impacts with 30% less density and only 103 non-senior dwelling units.

We are hosting an evening of community discussion complete with hors d'oeuvres and refreshments! on Thursday, February 19 from 6:30-7:30 pm at the Potomac Station Community Clubhouse at 102 Valemount Terrace. We are excited to update you on the progress we have made to the Potomac Station Marketplace plan and to hear your feedback, answering any questions you may have. We hope to see you there!

After seeking extensive community feedback and working with the Town's Department of Planning and Zoning, we have improved the project's design to include: more central, usable open space, an interactive fountain anchoring Market Square and 'Tobacco Row' style traditional architectural. As shown on our updated facebook profile picture, our project architecture draws inspiration from the spirit of a revitalized tobacco warehouse district similar to Tobacco Row in Richmond. Just to give you a quick update, we received comments from the Town of Leesburg staff a few weeks ago. They really did a great job by providing us many suggestions on how to improve the project. We are working hard on a re-design which will incorporate many of these ideas. Once we have resubmitted to staff, we will posit the new design so we can gather the community's feedback. Potomac Station Apartments - Survey Results

We want to thank the residents of the Potomac Station Apartments who took part in our survey at the pool party on May 31. From the feedback we received, the residents prefer the following retail services in order of priority:

Service Station
Convenience Store
Coffee Shop
Restaurant (American Casual, Tex-Mex & Chinese)
Medical Office
Day Care Center

After talking with many folks, we gathered that having these services close to the community is important given everyone's busy schedule and the fact many apartment residents do not have cars.

As part of our approval process, we will have two public hearings this fall where all residents can express themselves. It is our hope that residents of Potomac Station, both in the apartments and the broader development, participate in these hearings to have their voices heard.

We need your help so our project can best serve the community.

If your are a resident of the Town, please come to the Potomac Station Community Association pool opening on Saturday, May 24. Starting at 1 PM, the first 25 Town residents who fill out our survey, will get a free Potomac Station beach towel. The Town Master Plan designated our parcel as appropriate for "Community Commercial" uses, so please come out and tell us what the community wants.

We have uploaded a color site plan of the Potomac Station Marketplace project which reflects the recent submission to the Town. As the application evolves, we will be sure to update these images so that the community can follow the progress of the project. Let us know your thoughts, especially about the service station, day care and active adult uses, all of which will be new to the Potomac Station planned community.

As a quick update, our zoning application was conditionally accepted by the Town on April 10 and we should be fully under review by staff starting next week. Our plan number is TLZM 2014-0001 for future reference. We have had a lot of interest from the neighborhood for a service station, day care, casual dining and other community serving uses. Please reach out to us so we can have your voice heard regarding future retail services.

I want to thank the Potomac Station HOA Board for their hospitality last week. As I mentioned to the board, the new application proposes a reduction of housing from 320 apartments to 162 owner occupied residences, of which 55 will be for active adults. The proposed retail is also being reduced from a maximum of 44,000 sf to 29,000 sf. The retail uses are planned to include a service station, day care center and neighborhood services and restaurants.
