The latest national data shows:

• June existing-home sales: **4.09 million annualized**
• National median existing-home price: **$440,600**, up 1.8% year-over-year
• Inventory: **4.6 months of supply**
• Realtor.com reported **1.1+ million active listings** nationally in June, up 1.9% year-over-year
• The national median list price was **$430,000**, down 2.5% year-over-year

Mortgage rates remain a major part of the conversation, with the 30-year fixed rate recently hovering around the **mid-to-upper 6% range**.

Translation? **The market is giving prepared buyers more room to negotiate, while sellers need to price strategically from Day One.**

🍑 **ATLANTA MARKET CHECK**

Atlanta is showing some interesting movement:

• Typical Atlanta home value: approximately **$387,146**
• Typical home values are **down 2.9% year-over-year**
• Atlanta median sale price: approximately **$438,500**
• Homes were going pending in about **42 days**
• Atlanta had approximately **4,692 homes for sale** in Zillow's June data
• Realtor.com reported **28,899 active listings** across its Atlanta market coverage, up 1.9% year-over-year
• Atlanta's median list price was approximately **$429,000**
• New Atlanta listings were down **2.6% year-over-year**

So what does that mean?

Atlanta is **not a one-size-fits-all market.** Neighborhood, price point, property condition and timing matter more than ever.
