Real estate agents know how important it is for their clients to understand what they're buying.

A home inspection helps identify potential problems before closing, gives buyers a better understanding of the property's condition, and helps them make informed decisions about repairs or negotiations.

We've been working with homebuyers and real estate professionals since 2002, and our goal has always been the same: provide a thorough inspection and explain our findings in a way buyers can understand.

An improperly supported electrical service mast has pulled away from the house, causing damage to the roof and flashing.

This is a good example of how an electrical installation issue can also lead to roofing problems.

This galvanized pipe has significant buildup and signs of deterioration, suggesting a possible long-term leak.

It's likely well beyond its design lifespan.

If waterproofing came in a can, we'd all be roofers!

Spolier alert: Flex Seal is no substitute for properly installed chimney flashing. 🛠️ 🏠 💦

Some pretty significant wood decay in this crawlspace.

The floor framing had deteriorated to the point where pieces of the wood could be pulled away by hand.

Definitely not something you want to find supporting the floor above.

Someone thought it would be a good idea to use Flexo seal on plumbing drain fittings... 😁

New decking can hide serious problems underneath.

During this inspection, we found:

• New decking installed directly over old, rotten decking.
• A grossly undersized, single-ply outer rim board supporting the joists.
• Improper attachment to the support posts, with significant cracking at the connections.
• Joists separating from the outer rim and the ledger board at the house.
• Undersized, overspanned joists carrying the additional load of a hot tub.

These conditions create serious concerns about deck failure or collapse. We recommended keeping the deck and hot tub out of use until a qualified structural engineer evaluates the structure and necessary repairs are completed.

Before you fall in love with the finish, find out what's supporting it.

A plumbing leak has caused rot to this floor truss, compromising its structural integrity.

Water leaks can affect more than just the plumbing. When surrounding structural components are damaged, the problem becomes much bigger than the leak itself.

This deck had improper blocking between the CMU columns and the deck framing.

Those blocks are holding the weight of the first-floor deck which contains a hot tub, second-floor deck, and roof structure.

That's a lot of weight relying on those blocks.
