🏡📊 **A NEW ERA IN REAL ESTATE APPRAISALS IS HERE!**
📢 Buyers, sellers and property investors, residential appraisal reporting is changing, and preparation matters.
Starting November 2, 2026, the new UAD 3.6 appraisal reporting format becomes a key requirement for many conventional loans backed by Fannie Mae and Freddie Mac. Some lenders may have approved extensions, so requirements can vary.
🔍 What should you know?
📋 More detailed reports: Appraisals may include significantly more information about a property's features, condition and improvements.
🛠️ Keep your records ready: Renovation details, permits, solar installations and storm-protection improvements may be useful.
⏳ Plan your timeline: The transition may affect appraisal turnaround times. Buyers and sellers should discuss financing deadlines with their lender early.
💡 One important distinction: The reporting format is changing, this does not mean appraisers are automatically changing how they determine a property's value.
