Buyers slipped back behind last year in the Wood River Valley. In the last 30 days, buyers signed contracts on 49 homes. A year ago it was 56. Last week the two were level, and one level week did not turn into a trend.
Here are the numbers for the last 30 days, against the same 30 days last year.
Buyers signed on 49 homes, down 12%. There are 337 homes for sale, down 5%. 44 homes sold, down 28%. And $88.4 million changed hands, up 7%. Total sales rose on fewer sales because the homes that sold were pricier. It takes one to two months to get from a signed contract to keys in hand, so the homes that sold this month were agreed to in August and early September. Homes that sold took 103 days, against 113 a year ago. Sellers got 94% of their asking price, against 96%.
Split by property type. Houses: buyers signed on 26, down from 33, and 21 sold, down from 30. There are 225 houses for sale against 212 a year ago. Condos held steadier: buyers signed on 18, the same as last year, and 18 sold against 24. Condos for sale fell to 79 from 92. Townhouses for sale fell to 24 from 35.
By town, homes for sale now against a year ago. Ketchum has 115, down from 123. Ketchum here includes Warm Springs and everything south of Ketchum. Sun Valley has 19, down from 30. Elkhorn has 43, down from 49. Hailey has 67, up from 63. Bellevue has 20, up from 15. If you own in Ketchum or Sun Valley, fewer homes are competing with yours. If you are buying in Hailey or Bellevue, you have more to choose from. Elkhorn had the busiest month for sales again: 10 homes sold, up from 5.
Prices over the last three months. The typical Ketchum condo sold for $1,050,000, up 9%, on 23 sales. Sun Valley condos reached $899,900, up 9%, on 27 sales. Hailey's typical house sold for $975,000, up 9%, on 29 sales. Sun Valley houses reached $3,400,000, down 4%, on 11 sales. Half sold above those numbers, half below. I am still not quoting a Ketchum house price. Only seven have sold in three months, too few to mean anything.
The 30-year mortgage is 7.40%, unchanged from a week ago. At this pace it would take 7.7 months to sell every home listed, up from 7.2 last week, because sales fell faster than listings.
WHAT HAPPENED IN THE VALLEY THIS WEEK
Ketchum's city council voted unanimously to take over 76 deed-restricted community housing homes in the city from the Blaine County Housing Authority. The agreement followed the end of the city's contract with the authority. The authority stays a separate organization. For one year, Ketchum would also manage the authority's homes outside the city at no cost. The authority's board meets Oct. 28 to vote on the agreement. Current and future residents should see no change, according to the city. The Idaho Mountain Express reported it Oct. 14. Ketchum has 115 homes for sale against 123 last year.
