Cold weather is coming, and your furnace is about to go back to work.

Some of the most expensive problems in a home may be completely invisible from the surface.

A sewer line can look perfectly fine from inside the house while hiding tree roots, damaged pipe, offsets, deterioration, debris, or areas of standing water underground.

That's why I strongly recommend adding a sewer scope inspection when purchasing a home—especially on older properties.

A sewer scope gives you a look at a part of the home that a standard home inspection simply can't see. Finding a problem before closing can be a lot easier than discovering it after you've already moved in.

Some leaks don’t announce themselves with a stain on the ceiling. Sometimes they’re hiding behind drywall, under flooring, or inside a wall. 💧🏠

During a home inspection, tools like a thermal imaging camera and moisture meter can help identify temperature differences and confirm elevated moisture in areas that may otherwise look completely normal.

In these photos, hidden moisture associated with roof and plumbing leaks was discovered before the damage became more obvious. Catching issues like this early can help prevent continued deterioration, mold growth, damaged finishes, and much more expensive repairs down the road.

Thermal imaging doesn’t “see water,” and a moisture meter doesn’t tell the whole story by itself, but when used together with a thorough visual inspection, they can be extremely valuable tools for finding problems that might otherwise be missed.

What you are looking at is an attic hatch covered in what appeared to be racoon f***s.

Welcome to the Bat Cave... Except It's Just Your Basement

We know what you're thinking — "Are those stalactites?" We wish. What you're actually looking at is a textbook case of mold growth thriving on old moisture damage, complete with peeling paint and a rusty pipe playing the role of "ominous cave feature."

Here's the not-so-fun fact: mold doesn't need much to set up shop. A slow leak, poor ventilation, or a little condensation over time is basically an all-inclusive resort for spores. Give it a few months and you get this — a hanging, fuzzy ecosystem that definitely isn't part of your home's original architecture.

A few signs you might have a hidden mold situation:

🚨 Deck Ledger Warning! 🚨

During this home inspection, we found a deck ledger that was improperly secured to the home. The lag screws had penetrated too far and were not providing the proper connection needed to securely fasten the ledger to the structure.

The ledger is a critical connection point between the deck and the home, and improper fastening can significantly increase the risk of movement or deck failure.

When your AC condensate ends up somewhere it definitely shouldn’t… 😳💧

During this inspection, condensation was leaking from the evaporator coil area into the furnace cabinet and onto the floor below. A condensate drainage issue like this can lead to water damage, corrosion, mold growth, and damage to HVAC components if left unaddressed.
