🏡🔑 JUST CLOSED! TWO HOMES. TWO TRANSACTIONS. ONE GOAL.
Helping a family sell their current home while purchasing their next one is about so much more than putting a sign in the yard and handing over the keys!
Amie and I recently had the privilege of helping our clients navigate one of the more challenging situations in real estate: selling their existing home while simultaneously purchasing their next home.
And while the finished product might look like two successful closings, what happens behind the scenes is where the real work takes place!
⏰ THE TIMING. Coordinating two separate transactions, two sets of deadlines, inspections, appraisals, lenders, title companies, and closing dates. When one transaction depends on the other, every moving piece matters. One delay can create a domino effect.
🏡 THE OFFERS. Reviewing multiple offers, evaluating not just the purchase price but financing, contingencies, closing timelines, and the likelihood of each offer successfully making it to the closing table. Sometimes the highest offer isn’t necessarily the best offer!
🤝 THE NEGOTIATIONS. Negotiating the sale of one home while simultaneously negotiating the purchase of another. Working through inspection findings, appraisal challenges, repair requests, closing costs, and contract terms. All while protecting our clients’ interests on BOTH sides of the equation.
📑 THE CONTINGENCIES. When purchasing your next home depends on successfully selling your current one, the stakes are even higher. Understanding the contracts, managing deadlines, anticipating potential obstacles, and having backup plans are critical to keeping everything moving forward.
📱 THE COMMUNICATION. The countless phone calls, text messages, emails, and conversations with other agents, lenders, inspectors, appraisers, title companies, and our clients. The calls after hours, on weekends, during family dinners, and yes, even on holidays! Real estate doesn’t always happen between 9 and 5, and sometimes the most important conversations happen when everyone else has called it a day.
❤️ AND MOST IMPORTANTLY, THE PEOPLE.
Behind every transaction is a family making one of the biggest financial and personal decisions of their lives. There are emotions, excitement, uncertainty, and sometimes a whole lot of stress.
But for Amie and me, real estate has always been about more than buying and selling homes. It’s about the relationships we build along the way.
Throughout the process, we get to know our clients, their families, their goals, their challenges, and their dreams for the future. What often begins as a business relationship develops into genuine friendships built on trust, communication, and shared experiences.
The closing table isn’t where our relationship ends. In many ways, it’s just the beginning.
We love watching our clients settle into their new homes, seeing their families grow, celebrating their milestones, and staying connected long after the keys have changed hands.
At the end of the day, the greatest reward isn’t the number of homes we’ve sold or the transactions we’ve closed. It’s the friendships we’ve made, the trust we’ve earned, and knowing we played a small part in helping someone begin their next chapter.
That’s what makes this business so special to us.
Because buying and selling real estate is a transaction. But the relationships we build along the way are what truly matter. ❤️
