#NEFAR March Real Estate Overview: Prices and Sales Still Strong Despite COVID-19

~ 2,672 home sales, up 2.1% from a year ago and the most sales since December's 2,746
~ average sales price $287,210, up 6.7% from a year ago
~ $243,635 median sales price, up 5.9% from a year ago
~ 70 days on market until sale average (71 days a year ago)
~ 8,375 in inventory, nearly 15% less than a year ago
~ 3.1 months of inventory, was 3.9 months in March 2019
~ 14.2% of sales were for more than original listing price

~ $273,633 average sales price, up 4.7% year-over-year.
~ 2,210 homes sold, a 7.5% drop compared to Nov. 2018.
~ 29,160 YTD sales, though, are up 4.5% over Nov. 2018.
~ Low inventory still a key factor: 9,961 homes in inventory a year ago, as opposed to 8,427 homes this Nov (15.4% drop). ~ Only 3.1 months supply of inventory available, 20.5% fewer homes than a year ago.
~ 2,696 new listings added to the market, 7.6% less than 2,919 in Nov. 2018.
~ 2,354 pending sales, 10.4% more than 2,133 a year ago.
~ 65 days on market until sale the average.

2019 NEFAR President Jeanne Denton-Scheck said, “Without a steady influx of homes being added to the market, potential homebuyers are finding less options from which to choose, combined with prices that are accelerating.”

NEFAR JULY MARKET STATS: Strong Sales Prices Benefit Sellers. See full reports NEFAR.com.

~ 2,820 home sales, up 1.4% from last July, but dropping from 2,977 sales in June.
~ $242,000 median sales price (for second month in a row), up 5.2% from a year ago.
~ Average sales price $283,038, 3.1% higher than last July.
~ 13.5% of sales were for more than their original listed price, as home buyers upped the ante with competing offers.
~ Homes sold in an average of 63 days.
~ 3,593 new properties added to the market, more than in June but a 6.3% drop from a year ago.
~ 9,173 properties in inventory; 7.4% less than last year (3.5 months worth on hand).

Fannie Mae issued a new forecast that predicts the average U.S. rate for a 30-year fixed mortgage will be 3.7% in the second half of 2019, down from the 3.9% the mortgage financier called for a month ago. Unemployment probably will average 3.7% this year and 4% in 2020.

~ Prices spike to highest monthly median, and monthly average, in past 10 years at least (likely highest historically - NEFAR has tracked monthly sales since 2009).
~ Median sales price $241,000, up 2.6% from a year ago.
~ Average sales price $295,386, up 5.2% from a year ago.
~ Nearly 14% of homes sell for more than original list price.
~ 3,467 new listings added, 11.1% fewer than June 2018.
~ 9,226 homes in inventory a 4.7% drop year-over-year (equates to 3.5 months’ supply).
~ Days on market average: 63.
