🏡 The Vacation Rental World Is Changing… And Travelers Need to Know What's Happening Behind the Scenes!
I'd like to give you a little insight into what's happening on the other side of vacation rentals, so you can make informed choices the next time you plan a getaway!
🏠 Airbnb: A few months ago, Airbnb shifted to a fee structure that charges the host a 15.5% service fee instead of the previous 3% host fee. While guests may no longer see a separate Airbnb service fee under this structure, that doesn't mean the cost disappears. The fee comes out of the host's earnings, including fees such as cleaning, leaving hosts with some tough decisions to make.
📋 And now, more policy changes… Airbnb has also announced changes involving rental agreements, guest verification, and house rules. These policies are creating new questions for hosts about how we protect our properties while still providing a great guest experience. (Specific restrictions depend on Airbnb's current policies and how a booking is handled.)
🏡 VRBO: Host commissions have also increased for many properties, with some hosts facing a 12% commission while guests may still pay a separate service fee.
🌎 Booking.com: Commissions commonly start around 15%, depending on the property and agreement.
Here's the reality: These fees don't just affect hosts. They affect the price YOU pay, too. When operating costs increase, property owners and managers have to decide how to absorb those costs or adjust their pricing. And when the nightly rate goes up, taxes may increase along with it.
💡 So, what can you do?
The next time you find a vacation rental you love:
1️⃣ Find the name of the cabin or property management company in the listing.
2️⃣ Search for that property or company online.
3️⃣ See if they offer direct booking through their own website.
Booking directly with a reputable owner or property manager will help you avoid third-party platform fees and give you a more direct line of communication with the people caring for your stay.
At Inland Escapes Vacation Rentals, we believe great vacations start with great service, honest communication, and taking care of the details. ❤️
We know the industry is changing, and we have some decisions to make about how we move forward.
Have you ever booked a vacation rental directly instead of through Airbnb or VRBO? Would you consider it to save on fees?
Let's talk about it in the comments! 👇
