The Fed meets Tuesday and Wednesday — and a new Reuters poll of 100 economists says 94 of them expect the Fed to hold rates right where they are (3.75–4.00%).

Here's the part that matters more: all 100 now expect a hike in December. A month ago, fewer than half did.

Plain English for buyers and sellers: nobody serious expects cheaper money this year. The 30-year just dipped to 7.32% — enjoy it while it lasts, because "waiting for rates to drop" is very likely the wrong bet, and winter could get pricier, not cheaper.

📉 Mortgage rates finally moved — down!

Freddie Mac's weekly survey just dropped the 30-year fixed to 7.32% — down from 7.40% last week. First decline in two months, and the biggest weekly drop since April.

What that means in real dollars: on a $400K loan, principal & interest runs about $2,748/month — roughly $22 less than last week. Not life-changing on its own, but it's the direction that matters heading into fall.

Buyers: if your pre-approval is from last month, it's worth a refresh — and ask your lender about locking before the trend reverses.

Sellers: even small rate drops bring buyers back off the sidelines — and a buyer who locked at 7.32% is worth more to you than a price cut.
