Over $40,000 off the list price…and that wasn’t the end of negotiations!

We officially closed on 2231 Round Lake Dr. 🍾🥂🎉

The home was listed at $415,000 and had been sitting on the market for over 200 days

My buyers loved the house, this had been a fix and flip and had a brand new roof, hvac, plumbing, flooring, and almost every update you can possibly imagine, but we knew that based on how long it had been sitting that we had the leverage!

We negotiated the price down to $375,000 — then after inspections, went back to the table and got the seller to fix almost everything that turned up in the inspection report and additional seller credits!

I keep hearing buyers say they are worried about interest rates, or for the “market to get better”, but with so much inventory available you may have more negotiating power than you realize.

The key is knowing where the oppurtunities are, when to push, and how to structure the deal to maximize your leverage and get the best deal possible for you.

If you’re thinking about buying in Houston or Sugar Land DM me “BUY” and I will help you find the best deal for you.

Apparently Teddy has some VERY strong opinions about the Houston housing market… 💩😂

But between Daddy Dooties, here’s something that might surprise you:

The average single-family home in Houston rents for around $2,400/month.

So what would it cost to BUY a $300,000 home with just 5% down? 🏡

The difference may be a lot smaller than you think.

Yes, rates are higher. Yes, owning comes with additional costs. And no, buying isn’t the right move for everybody.

But if you’re already paying $2,400+ a month in rent, don’t automatically assume you can’t afford to buy.

📲 DM me “BUY” and let’s run the numbers for your situation.

Payment shown is an estimate for illustrative purposes only. Actual payment varies based on credit, interest rate, loan program, taxes, insurance, PMI and other factors. Subject to credit approval.

Everyone keeps talking about interest rates…

Meanwhile, my clients just got more than $45,000 knocked off the asking price of a home listed at $415K.

Houston recently hit record-high inventory, and that means buyers have something they haven’t had much of in years: leverage.

More choices. More motivated sellers. More room to negotiate on price, concessions, repairs, and even rate buydowns.

Does that mean every house is a deal? Absolutely not.

But if you’ve been sitting on the sidelines waiting for rates to drop, don’t ignore what’s happening with prices and negotiating power right now.

Sometimes the best opportunity is when everyone else is waiting.

I honestly don’t know where the time went….feels like we just found out we were going to be parents a few weeks ago and here we are dropping our oldest off for his first day of school! 🤯

It came WAY too fast and something tells me while it seems like high school and college are way far off right now, that it too will come and go all too quickly.

Good luck to and for all of the parents and children going back to or starting school right now!

For me, this is exactly why I got into real estate.

I’ve spent most of my adult life in sales and marketing, but nothing has been more rewarding than helping young families buy and sell homes that become the backdrop for a lifetime of memories.

A house is more than four walls. It’s where kids take their first steps, birthdays are celebrated, holidays are shared, and countless memories are made. Being trusted to help families through one of the biggest milestones of their lives is something I’ll never take for granted.

I’m incredibly grateful that Matt and Alicia trusted me to help them sell their home and make the move into a beautiful new David Weekley home. Congratulations, you two—I can’t wait to see all the memories your family creates there!

Buying a brand new home doesn’t always mean starting from the ground up.

My wife’s cousin and her husband were originally headed in a completely different direction with another builder. After we talked through their options, they ended up buying an inventory home in Lago Mar instead. And it ended up being the better fit for their timeline, budget, and goals.

On top of that, we negotiated:
💵 $25,000 in flex cash
🛝A FREE premium lot (about a $10,000 value)

The biggest lesson? The builder’s sales rep works for the builder. Having your own Realtor doesn’t cost you extra, but it can absolutely change the outcome.

If you’re thinking about buying new construction anywhere in the Houston area, let’s make sure you know all of your options before you sign anything.

Comment DEAL and I’ll send you the latest builder incentives I’m seeing across Houston.

🚨 Houston homeowners: Don’t scroll past this.

If your home was damaged by Hurricane Beryl, you could be eligible for up to $100,000 in repair assistance through a City of Houston recovery program.

I don’t work for the program—I just wanted to make sure people know it’s out there.

If your home was damaged during Hurricane Beryl, this is something you should know.

The City of Houston has approved a homeowner assistance program that could provide up to $100,000 for eligible home repairs and, in some cases, even more for reconstruction. Applications are expected to open soon.

I’m not affiliated with the program—I just wanted to make sure Houston homeowners know it’s out there.

If you think you might qualify, check out the official City of Houston Disaster Recovery page below for updates and application information.

Most people think buying a new home before selling their current one means one thing…

💸 Two mortgage payments.

Not always.

This move was successful because we didn’t just find a house—we built a strategy.

🏡 We found the Wright House with the Wright builder incentives.

📅 We timed the closing so they closed early in the month, giving them nearly two months before the first mortgage payment on their new home was due.

📈 We got their previous home on the market the very same week they moved out, priced it strategically, generated multiple offers, and accepted a full-price contract with very few contingencies.

The result?

✅ Moved into a brand-new home first.

✅ Sold the old home before the first payment on the new one was due.

✅ Never had to make two mortgage payments.

Most people think real estate is about opening doors.

I believe it’s about solving problems before they become expensive ones.

If you’re thinking about buying and selling at the same time, let’s build a strategy that’s tailored to your situation.

🚨 I think I just found the best new construction deal in Houston this week…

Not every builder incentive is actually a good deal.

Some sound amazing until you run the numbers.

This week, I put one of Houston’s hottest new construction opportunities through my WRIGHT Deal Score, and one builder stood above the rest.

🏡 Week 1 Winner: David Weekley at The Highlands

This isn’t just a builder throwing around a flashy incentive. When you combine the price, financing options, flex cash, quality of construction, and the community itself, this one is hard to beat.

That’s exactly why it earned a 9.1/10 on the WRIGHT Deal Score.

If you’re thinking about buying new construction, don’t walk into a model home without knowing which builders are actually offering the best value. The difference can easily be tens of thousands of dollars.

💬 Comment “DEAL” and I’ll send you this week’s updated builder incentives and show you how to make sure you don’t leave money on the table.

Follow along every week as I break down Houston’s best new construction deals and help you buy your next home the WRIGHT way.
