People ask why I call myself the Texas Home Coach.

It's because coaching never really left me. I traded the sideline for showings, but the job is the same. Prepare people for something big, help them keep their heads when it gets stressful, and be there when they win.

The contractor years taught me what's behind the walls. The investing taught me what a good deal looks like. And coaching taught me that nobody wins alone.

Here's one most Texas homeowners don't know about.

The school district homestead exemption is now $140,000, and it's $200,000 if you're 65 or older or have a disability. That comes straight off your home's taxable value for school taxes.

If you bought recently and haven't filed your homestead exemption, do it. You can file the same year you buy.

Builder incentives are everywhere in Northwest Houston right now. Magnolia, Tomball, Montgomery, Cypress. Every sales office has a sign.

Some of those deals are great. Some are less great once you read the fine print.
