More homeowners are pulling houses off the for-sale market and putting them up for rent instead, making Houston one of the biggest “accidental landlord” markets in the country.

You rake one pile, turn around, and somehow the trees have issued a refill. At this point, it’s less “fall cleanup” and more a seasonal subscription service nobody remembers signing up for.

A rate buydown, closing-cost credit, or appliance package cannot tell you whether the grading directs water properly, the HVAC and condensate system are operating correctly, the attic insulation is complete, or the roof, plumbing, and electrical components were installed as intended.

That is why an independent home inspection still matters, even when everything is brand new.

A little glue here, a quick repair there, and suddenly you’ve become emotionally and physically attached to your home improvement project.

Bruce’s advice? If your repair requires super glue, three YouTube videos, and the phrase “Well, that’s not coming off,” maybe it’s time for a professional. 🐶🛠️

📅 Homes staying on the market 15 days longer than at the year’s fastest pace
💰 Listing prices 3.9% below their seasonal peak
