You send me a listing in Bellaire or West U you cannot stop thinking about. Here is what I look into before we schedule the showing. 🏑

In the inner loop, flood history, drainage, and block-level specifics can change everything about whether a property is actually worth your time. The work I do first is what determines whether you walk in informed β€” or find out at inspection.

Bellaire ISD and Houston ISD both have exceptional teachers and today belongs to them. 🍎

Every week I work with buyers who list the schools before they list anything else about where they want to land in the inner loop. That kind of reputation does not come from a district ranking β€” it comes from the people in those classrooms every day.

Thank you.

Not the transactions. The moments right around them.

Selling a home in Bellaire, West University, Tanglewood, or Memorial starts well before the first buyer arrives β€” and the sellers who understand that are the ones who close on better terms. 🏑

By the time someone is standing in your living room forming an opinion, everything that actually determines the outcome is already in place. The price is set based on what the data in these specific zip codes actually supports, not a general Houston average. The timing accounts for inner loop buyer patterns and the specific dynamics of this market in the fall. The photography reflects the quality of the property and the neighborhood it sits in. And the agent relationships that move inventory before it ever goes public have already been activated.

I have sold in this part of Houston long enough to know that the showing is rarely where a home is won or lost. It is won or lost in the weeks before it.

If a fall listing is on your horizon, that conversation is where I would like to start.

Houston inner loop homeowners β€” fall is here and there are a few things worth getting on the calendar before October arrives. πŸ‚

HVAC service before the season shifts. Houston summers are among the most demanding in the country and your system has been running at full capacity for months. A service call now prevents the call you don't want to make in November when everyone else is making it too.

Foundation inspection and drainage review. In the inner loop, where the clay soil expands and contracts significantly with moisture variation, a post-summer foundation check is standard care for any home worth maintaining properly. Drainage patterns block by block in Bellaire, West U, and Memorial vary considerably and are worth reviewing before fall rains arrive on top of them.

Roof and gutter inspection. Summer storms in Houston leave damage that hides well until it doesn't. In neighborhoods with significant tree canopy, debris accumulates quickly and compounds drainage issues before most homeowners notice. An inspection now costs far less than what deferred damage becomes by January.

Caulking and exterior sealing. In older inner loop homes with original or custom windows and detailed exterior elements, failed caulk is one of the most consistent and most preventable sources of moisture infiltration. Addressing it now protects finishes and structure that cost considerably more to repair.

Water heater flush and plumbing review. In homes with aging systems or original plumbing, an annual review before the season changes is how a property of this caliber is maintained at the standard this market expects.

Your home in this neighborhood is likely your most significant asset. Fall is exactly the right time to treat it accordingly.

First day of fall β€” and in Houston that means something slightly different than it does everywhere else. πŸ‚

The heat starts its slow retreat, the inner loop neighborhoods settle into their best season, and the buyers who spent summer watching the market tend to arrive at a decision right about now.

Bellaire, West University, Tanglewood, and Memorial move well in the fall. If a transaction has been on your radar, this is the window worth acting in.

Searching inner loop Houston listings online is a reasonable starting point. It is not, however, a complete picture of how this market actually works. 🏑

A feed shows you active listings. It does not show you what is already under contract, what is coming to market before it goes public, or what I would remove from consideration before you spent a weekend driving through Bellaire, West U, and Tanglewood neighborhoods.

In the inner loop, the properties that fit what a buyer is actually looking for often require context to evaluate correctly. The flood zone history of a specific block. The drainage characteristics of a particular street. The difference between a home that photographs well and one that lives well in a market where both matter but differently.

When I work with a buyer in this market, I build the search around what they have actually described. The right zip code. The right block. The lot characteristics and the foundation history that don't appear in a listing but that anyone who has sold here for years knows to ask about.

And I am direct about what I take off the list and exactly why. In Houston's inner loop, that conversation is some of the most useful work I do.

The closing post is the smallest part of what actually happened. 🏑

You see the offer was accepted. What you don't see is the research I did on the listing side before the offer was ever written β€” the flood history of the block, the drainage pattern, the foundation disclosure β€” information that shaped how the terms were structured.

You see they got the keys. What you don't see is the inspection negotiation in a property where the inner loop-specific items required specific knowledge to evaluate and patience to resolve correctly.

You see they found their home in West U. What you don't see is that I told them to walk away from the first property they were ready to buy. The flood zone data on that specific block told a story the listing didn't. They thanked me at closing.

You see the closing day. What you don't see are the complications that were identified and handled before my client was ever aware they existed.

You see showings. What you don't see is the due diligence, the block-level research, and the follow-up that happen around every single one.

The result gets shared. The work that produced it is what I think about most.
