ENCOMPASS HEALTH REHABILITATION HOSPITAL PLANNED FOR CONROE

A new Encompass Health inpatient rehabilitation hospital is planned for 869 City Central Avenue in Conroe, near Grand Central Park.

According to a Texas Department of Licensing and Regulation filing, the project calls for approximately 52,500 square feet of new construction with an estimated cost of $16.67 million. Plans describe a 50-patient inpatient physical rehabilitation facility with private patient rooms.

Construction is currently scheduled to begin in December 2026 and be completed in November 2027.

As Conroe continues to add new homes and residents, healthcare investment is following that growth. Another $16+ million project planned right here in Conroe.

🛍️ GARAGE SALE PEOPLE — TOMORROW MIGHT BE YOUR DAY IN CONROE.

Several Conroe neighborhoods are holding community garage sales this Saturday, September 19, including Grand Central Park, Barton Woods and Barton Creek Ranch.

Grand Central Park’s sale is officially listed from 8 AM–1 PM, with sales at individual homes throughout the neighborhood. Barton Woods and Barton Creek Ranch are also holding neighborhood sales Saturday.

So if digging through somebody else’s garage looking for something you absolutely do not need sounds like a good Saturday morning, you’ve got a few neighborhoods to hit. 😂

And we all know the rule with garage sales: if it was cheap enough, technically you saved money.

LOOKING FOR SOMETHING LOCAL TO DO THIS WEEKEND?

The 16th Annual Woodforest Charity Run is happening this Saturday, September 19, right here in Conroe.

There’s a 5K, 10K and virtual option, with proceeds from the event supporting local charitable organizations.

Events like this are part of what makes a community feel like a community — getting people out, bringing families together and supporting organizations doing work right here in our area.

And with the weather hopefully starting to realize it’s supposed to be fall soon, this might be a good reason to get out Saturday morning.

THE FED JUST RAISED INTEREST RATES. WHAT DOES THAT MEAN FOR REAL ESTATE?

Yesterday, the Federal Reserve raised its benchmark interest rate by 0.25%, bringing the target range to 3.75%–4.00%.

It’s the first Fed rate increase since July 2023.

So does that mean mortgage rates automatically went up 0.25% overnight?

No.

Mortgage rates aren’t directly set by the Federal Reserve. They’re influenced by the broader bond market, inflation expectations, economic conditions and what investors believe the Fed will do next.

But the bigger picture matters.

The Fed says inflation remains elevated, and its latest projections show most policymakers believe additional tightening may be appropriate this year.

For real estate, that means we probably shouldn’t count on dramatically cheaper borrowing costs anytime soon.

Here in Conroe and Montgomery County, affordability is already one of the biggest conversations I have with buyers. A change in interest rates can make a real difference in a monthly payment, especially when you combine it with property taxes and insurance.

If you’re thinking about buying, my advice isn’t to try to perfectly time the Federal Reserve.

Know your numbers. Know what payment you’re comfortable with. And buy when the property and the finances make sense for you.

The market will always change.

🔥 The housing market right now…

More homes are available, asking prices are coming down -- and insurance and financing costs are still bringing THE HEAT hotter than this Texas Fall.

Inventory is up 4.2%, asking prices are down 1.4%, and insurance costs are up 8.7%.

The good news? Buyers have more negotiating power. The solution is to focus on the entire monthly payment and negotiate where it counts: price, closing costs, rate buydowns, and insurance.

It’s not an impossible market. It’s a market that requires a better strategy.

DID YOU KNOW THIS IS RIGHT HERE IN CONROE?

If you’ve driven down North Loop 336, you may have seen the Children’s Safe Harbor facility and wondered what it was.

Children’s Safe Harbor has been serving our area since 1998, helping children and families affected by serious abuse and trauma.

Their work brings together law enforcement, CPS, medical professionals, counselors and specially trained forensic interviewers so children and families don’t have to navigate all of those systems alone.

In November 2025, the organization moved into its current facility at 3006 N. Loop 336 E. in Conroe. The campus is roughly 45,000 square feet on nearly 18 acres and gives the organization significantly more room to serve our community.

This one is a little personal for me.

Back in 2016, before real estate, I worked as a CPS investigator here in Montgomery County out of the Conroe office on Frazier. During that time, I had the opportunity to work with Children’s Safe Harbor and saw firsthand the important role they play when children and families are going through incredibly difficult situations.

Today, more than 31,000 children have been served since Children’s Safe Harbor began.

A lot of people probably drive past this building without knowing what happens inside or how long this organization has been serving our area.

I thought they deserved a little recognition. 💙

🇺🇸 25 YEARS. NEVER FORGET.

Today marks 25 years since the attacks of September 11, 2001.

It’s hard to believe a quarter-century has passed. For those of us old enough to remember that day, it’s one of those moments in history you never really forget.

This morning, our own Montgomery County community is gathering at the Montgomery County Veterans Memorial Park in Conroe for its annual Patriot Day remembrance ceremony.

The ceremony begins at 8:30 AM at 1776 Freedom Blvd. and will honor the victims of September 11, their families, and the first responders who answered the call that morning.

Nearly 3,000 lives were lost that day.

But September 11 also showed us something about this country — firefighters running toward danger, strangers helping strangers, and communities across America coming together.

Twenty-five years later, we remember those we lost and make sure the next generation knows their stories.

We will never forget. 🇺🇸
