#1 Find the right buyer agent. " Compatible" You want a agent that has a since of urgency, skilled & knowledgeable.
#2 Get with a competent Mortgage Agent that will get you the best rate, and coach you through the entire process. They will advise you about your down payment, and calculate your total monthly mortgage payment. It's important that you have a pre-approval letter. Yes, do this before you go out and look inside of your favorites. We are in a super fast market and you will need to be ready to get in first and place your offer asap.
#3 When you see a home that hits the market and it meet most of you requirements ride by at different times of the day to check out the subdivision & local neighbors. Go to the internet to review the schools, crime rate and amenities.
#4 Hire a Professional Home Inspector. We are a buyer beware state. You as the buyer must review the property for defects. This inspection is usually preformed 10 business days after an agreed upon offer & is contingent upon you and the seller agreeing to repairs or you can get out and get a mutual agreement to refund your earnest money.
#5 Don't try to time the market. The best time to buy is when you find the right house and you can afford it. You know buying a house is kind of like buying a computer, by the time you get it out of the box there is a better one coming on the market tomorrow. Housing is the same way,

The expected rise in interest rates to 5 % has been put on hold. It looks more like 4.5% and that is a great rate. Inventories are raising but the under $300,000 homes category will still be in high demand. We are still in a sellers market.

Life is Good. Great rates with an election coming they want last. Every point or half point can save you hundreds of dollars and thousands over a 30 year mortgage period. The market is becoming a sellers market in certain areas. Our inventories are very low and that has created greater demand for the priced right and in peak condition homes. We are also seeing multiple offers on these properties.

Homebuyers, more than ever, are searching for homes online. Attracting those individuals to your web site is essential for your real estate business. Keeping them there is even more essential.

Google and the National Association of REALTORS® teamed up to study digital media usage and trends among home shoppers. They learned that not only do nine out of 10 homebuyers use the Internet to look for homes, 52 percent begin their searches online. And those numbers are growing 22 percent per year.

In today's web-driven world, getting a home shopper's attention is more difficult than ever, and your real estate business depends upon it. Luckily there are a number of steps you can take to draw your audience to your web site and keep them clicking.

1. Local Focus

How do most real estate searches begin? According to the Google/NAR study, 69 percent of home shoppers begin their search by typing a local term (e.g. "Indianapolis homes for sale").

Even if your real estate business focuses on multiple cities, start at your base and work your way out. The more targeted you can be, the better. For example, if you're based in Phoenix, Arizona, populate the content on your web site with terms like:
•Phoenix homes
•Phoenix realtor
•Living in Phoenix

The Market is booming for most of the areas in Birmingham and beyond. The rates are holding and the lenders are more generous with their guidelines. The pent up demand is large and the buyers and sellers are making decisions at a rapid pace. The good homes that are priced right don't last long. The buyers want homes that are already updated and in move in-condition. The market is super for move up buyers. We have sold 5,526 homes since Jan 2014 and we have 10,778 on the market today. We have 2,634 home in a pending sale position or 25% of our inventory. In 2007 we had 15,000 homes on the market and today we have 10,000 now that's encouraging.
