Homes are sitting for weeks, sometimes months, before receiving an offer.
So what’s REALLY holding back the Denver housing market?
Is it politics? Interest rates? Economic uncertainty? Sellers holding onto yesterday’s prices? Or buyers who simply aren’t willing to pay top dollar for homes that need work?
We have some thoughts.
After 25 years in Denver Metro real estate, here’s one thing we’re seeing firsthand:
Buyers aren’t interested in paying updated-home prices for homes that still need updating.
Old flooring, tired paint, aging appliances, furnaces and water heaters nearing replacement. Buyers are calculating those costs before making an offer.
That doesn’t mean every seller needs to renovate. It means price and condition need to make sense together.
But that’s only ONE piece of the conversation.
