That builder’s advertised mortgage rate can sure get your attention. 👀 But before you choose it over your favorite local lender, this is your reminder to put both offers side by side!

☀️ Interest rate: What are the actual loan terms? Does that advertised payment depend on a temporary buydown?

☀️ Monthly payment: Compare payments that include taxes, insurance and any mortgage insurance. What will you owe after any temporary savings end?

☀️ Closing costs: Look at lender fees, points and credits. What does it cost to get that rate?

☀️ Cash to close: After your down payment, deposit and eligible credits, how much money do you actually need to bring?

Ask both lenders for written Loan Estimates using the same loan type, term and down payment, issued as close together as possible.

The builder’s lender may have the better offer. Your local lender may surprise you. Let the full picture help you decide. 🏡
