Make drip edge flashing part of any roof replacement | American Society of Home Inspectors, ASHI

The majority of the homes that I inspect do not have drip edge flashing installed. This is an inexpensive but critical flashing that protects the fascia and soffit from moisture, mildew, and rot. If your home does not currently have drip edge flashing a qualified roofing contractor can install the flashing without replacing the roof. The expense of having the flashing installed is minimal when compared to the cost of having a contractor replace rotten soffit and fascia.

Q. When we bought our home, the termite inspector found dry rot on the eaves, and the seller had to pay hundreds of dollars to replace the damaged boards. Now that we're selling the house, only four years later, we've had another termite inspection, and the eaves are rotted once again.

Vinyl Siding: Facts and Foibles | The ASHI Reporter | Inspection News & Views from the American Society of Home Inspectors

It is inexpensive, relatively easy to install and low maintenance. Introduced in the 1950s, the early versions were susceptible to fading as well as becoming brittle in cold weather and buckling in hot weather. Vinyl siding has come a long way.

What to Keep in Mind About Foundation Issues | American Society of Home Inspectors, ASHI

What you need to know when buying or selling a home with foundation issues. Don’t know if your home has foundation problems? Let Cahaba Home Inspection provide you with an evaluation of your foundation.

If correction is necessary it is good practice to:

1. Have a qualified professional structural engineer design the repair.

2. Have a qualified foundation contractor execute the designed repair.

Having the foundation professionally corrected will provide piece of mind to the seller as well as a potential buyer that the home is sound. The seller will have documented proof of the professional repair and any applicable transferable warranties associated with that the repair that can be passed on to the buyer.

A Chicago couple found a 1940s bungalow that seemed like a solid home. Then they called in Frank Lesh, an inspector, who pointed out that while the house bones were fine, the plumbing needed updating, and the roof was in bad shape. They passed on the house.
