Here we go with the “FORECLOSURES ARE UP!!!” posts trying to scare everybody… lol. Crazy thing is, a lot of them are coming from Realtors and lenders who SHOULD know better.
But anyways, let’s put the numbers into context again before we start yelling “2008!” ⬇️⬇️⬇️
An increase deserves attention. It also deserves an honest comparison.
According to ATTOM/RealtyTrac, lenders repossessed this many U.S. properties through foreclosure:
▪️2010: 1,050,500
▪️2015: 449,900
▪️2019: 143,955
▪️2025: 46,439
▪️First HALF of 2026: 27,983
That first-half pace would equal roughly 56,000 repossessions for all of 2026. To be clear, that’s a projection based on January through June—not a final total.
If that pace held, we’d still be roughly 95% below the 2010 peak and 61% below 2019, before the pandemic.
Now, about that “UP 42%” number: It IS real. Completed bank repossessions increased 42% in August 2026 compared with August 2025, reaching 5,794 that month. Overall foreclosure filings increased 13%.
Those are real increases. But a monthly increase of 42% does NOT mean we’re suddenly back in 2008.
And terminology matters. “Foreclosure filings” includes default notices, scheduled auctions AND bank repossessions. A property entering foreclosure hasn’t necessarily been repossessed.
Every foreclosure matters to the person affected. Financial strain is real. But rising foreclosures alone don’t establish that we’re heading into another housing crash. So let’s ease up on the “THE SKY IS FALLING!!” routine.
ATTOM describes the broader trend as normalization while acknowledging that some homeowners are facing greater financial strain.
Watch the trend. Understand the numbers. And if you’re in this business, give people the context along with the headline.
