You measured the rooms.

But did you measure the furniture? šŸ˜‚

Because that sectional that works perfectly in your house now might completely change how the living room feels in the next one.

Same with the dining table, bedroom furniture, that giant dresser you refuse to get rid of… we all have one. šŸ˜‚

Before moving day, look at what you actually plan to bring with you and compare those measurements to the new space.

You might realize something needs to be sold or donated BEFORE you pay someone to move it across town.

One less thing to deal with on moving day? I’ll take it. šŸ™‹šŸ½ā€ā™€ļø

Save this for your next move. šŸ”

New construction is fun to look at because everything is new, clean and pretty.

But because I worked on the builder side, my brain does something completely different when I walk in. šŸ˜‚

I’m looking around thinking, What comes with the house? What was upgraded? Where are they going to put that? What are they going to need after closing?

Not because I’m trying to find something wrong with the house.

I just want my buyers to understand what they’re actually buying.

The pretty stuff is easy to notice.

Sometimes you need somebody looking at the boring stuff too. šŸ‘€

Save this for the next time you tour new construction. šŸ”

There’s so much pressure when you’re house hunting to walk in and immediately think, ā€œYep. This is the one.ā€

But what if you don’t?

That doesn’t automatically mean it’s the wrong house.

Sometimes you need to walk through again. Look past the excitement. Ask a few more questions. Maybe even sleep on it.

You’re making a big decision, not picking what you want for dinner. šŸ˜‚

Take the minute.

The right decision matters more than making a fast one.

There’s a difference between loving a house when you walk through it… and loving what it’s actually like to live there.

When you’re touring, try to forget the staging and the pretty finishes for a minute.

Think about a regular day.

Where are you dropping your keys, bags, shoes?

Where are the groceries going?

Does the layout make sense for the way you actually live?

Is there enough storage, or are you already thinking about where you could add some?

And how much of this house are you going to want to maintain?

None of these things are very exciting. šŸ˜‚

But if this is a home you’re hoping to stay in for a long time, they matter.

So yes, fall in love with the house.

Just make sure you can also see yourself living in it.

ā€œWe can change that later.ā€

I hear this one a lot. šŸ˜‚

And listen, changing a few things is completely normal. You’re probably never going to find a house where you love every single detail.

But start keeping count.

The floors… later.
The kitchen… later.
The bathrooms… later.
The layout… somehow later. šŸ˜…

At some point, you have to ask yourself:

Do I actually like this house, or do I like what I think I can turn it into?

Big difference.

I know. You want the kitchen, the yard, the location, the storage… all of it. šŸ˜‚

But when you’re looking for a home you plan to stay in for years, there’s probably going to be something you have to give on.

The question is: what are you okay giving up, and what’s a hard no?

Figure that part out early.

Trust me, it gets a lot harder once you walk into a house and fall in love with it. šŸ˜‚

I love a beautiful kitchen. Who doesn’t? šŸ˜‚

But if I’m looking at a house I’m planning to stay in for a long time, the kitchen isn’t going to make the decision for me.

I want a layout that makes sense. I want somewhere to put my stuff. And I definitely want to know what I’m signing myself up to maintain.

Because the pretty stuff gets your attention when you first walk in.

But once you live there? It’s the everyday stuff that matters.

When you’re looking for your forever home, it’s so easy to get distracted by the pretty stuff.

And I get it. I love a beautiful kitchen too. 😊

But I always want my buyers to think about what it’s actually going to be like to live in the house.

Where is all your stuff going to go?

Does the layout work for the way you live?

How much maintenance are you really signing up for?

And probably the biggest one… what are the things you can’t easily change later?

Because after you’ve lived there for a while, it’s usually not the pretty finishes you’re thinking about.

It’s how the house works for your everyday life.

A home can look beautiful and still have a layout that makes everyday life harder.

Before you fall in love with the finishes, ask yourself: Does this floor plan actually work for how I live?

Comment LAYOUT and I’ll send you my Forever Fit Floorplan Audit.
