Did you know almost half the homes sold in the valley over the last 6 months came with seller concessions? 708 out of 1,600.

Part of that is rates. But here’s what I tell my buyers: a $10,000 price drop only saves you about $70-100 a month. That same $10K put toward a 2-1 rate buydown could save you $250–500 a month for your first two years.

That’s real breathing room while you build equity. And if rates come down, you refinance. Thinking of buying? Message me and I can help!

3 haunted places in Grand Junction, Colorado (Mesa County)

Looking for haunted places in Grand Junction? Here are three local ghost stories from the Grand Valley
1️⃣ Elks Lodge No. 575 (established 1913), downtown Grand Junction: locals report shadowy figures and voices in an empty building.
2️⃣ The Reed Building (built 1903), downtown Grand Junction: a gambler, J.W. “Big Kid” Eames, was shot here in 1938, and the story goes that he never left.
3️⃣ Horsethief Canyon near Fruita, in McInnis Canyons National Conservation Area: Legend says a woman in white was trampled when thieves stampeded stolen horses through the canyon, and hikers say she still appears on the trail.

These are local legends and ghost stories, not proven. The Eames shooting is documented history.
Which one would you visit after dark?

Last night at Varaison Vineyards was everything!

Four courses. Four w**es. Zero complaints.

Kristen and Ron, the owners and our hosts, were warm, funny, and so knowledgeable. They accounted for everyone’s dietary needs and still served a feast where every plate perfectly matched its pour. We left full, happy, and a little wiser about w**e.

If you’ve got a celebration coming up (or you just love great food and w**e), consider this your sign to book a private pairing dinner at Varaison in Palisade.

Breaking down residential real estate data from May 2026!

Three things I want to bring to your attention:
1. Sellers are still getting nearly every dollar they ask for. 98% to be exact. So if you price your home CORRECTLY you’ll most likely get close to your asking price

2. The $300K-$600K price range is dominating. 64% of all residential real estate sales last month was within this range.

3. Resale homes are where the action is right now. New construction sales has seen a 69% drop from this same time last year.

Think you can’t buy a brand-new home in Colorado for under $350,000?

Think again.

Right here in Mesa County, you can own a newly built 3-bedroom, 2-bath home featuring central air, stainless steel appliances, bullnose corners, and professionally installed front landscaping with a drip system, all at a price point that’s becoming harder and harder to find across Colorado.

One of the biggest perks of new construction? Peace of mind. No aging roof. No outdated electrical. No surprise repair bills waiting around the corner. Just a move-in-ready home built for modern living.

If you’re searching for affordable homes in Colorado, Grand Junction real estate, Mesa County homes for sale, or a place that offers incredible outdoor recreation and a great quality of life, don’t sleep on the Western Slope.

Mesa County is one of Colorado’s best-kept secrets! and people are starting to notice.
