Happy New Year from sunny Arizona!

PebbleCreek & Goodyear Market Update

If you’re thinking about buying in PebbleCreek or the surrounding Goodyear area, here’s what I’m seeing right now from the buyer’s side of the table:

✔️ More opportunities than last year – Inventory has opened up compared to the frenzy days, which means buyers can take a breath, compare homes, and make smart decisions instead of rushed ones.

✔️ Pricing matters more than ever – Homes that are priced realistically are getting attention. Overpriced homes? They’re sitting. That creates leverage for buyers who are prepared and patient.

✔️ Negotiation power is back – We’re seeing more room for concessions, credits, and favorable terms — something buyers haven’t had much of lately.

✔️ PebbleCreek remains a strong choice – The lifestyle, amenities, and community continue to hold value. Buyers who get in at the right price today are positioning themselves well for the long term.

Bottom line: this is a thoughtful buyer’s market, not a frantic one — and that’s a good thing. Strategy, timing, and local knowledge matter again (as they always should).

If you’re curious what’s available, what you should be paying, or whether now makes sense for you, I’m happy to talk it through.
