I want to share a little about what happens behind the scenes in real estate, because not every conversation ends with a sold sign, a closing, or a commission check.
Here's what that has looked like for me and my clients recently…
🏡 Sometimes, selling isn't the best option.
I had clients who built a beautiful new construction home and were ready to sell. But after looking at the market, we knew getting the price they wanted, within their timeframe, could be challenging.
So instead of putting all our eggs in one basket, we decided to list the property for sale AND for rent right from the beginning.
The result? We found a great tenant at a great rental price!
Selling was the original goal, but having options gave my clients a solution that worked better for their situation.
📉 Sometimes, I recommend NOT listing at all.
Over the past year and a half, I've advised multiple homeowners to hold off on selling after reviewing the market and their financial goals.
Could I have taken those listings anyway? Absolutely.
But what good would that do if it meant months of showings, keeping a home ready at all times, price reductions, and unnecessary stress, only to potentially walk away disappointed?
❤️ Sometimes, I tell buyers to hit pause.
I've also worked with buyers who were excited to purchase, but after looking at the financial side, I advised them not to move forward with a property.
Not because homeownership isn't possible, but because buying at that moment could put them under unnecessary financial strain.
That doesn't mean we stop working toward their goal! We focus on strengthening their qualifications, improving their financial position, and making sure buying makes sense when the time comes.
I'd much rather help someone become a comfortable homeowner than push them into becoming a financially stressed one.
So why am I sharing this?
Because there's a lot of work in real estate that happens long before a contract is signed. Market research, pricing strategies, running numbers, exploring options, and sometimes having conversations that aren't necessarily what someone hoped to hear.
So if you've been thinking about buying, selling, renting out a property, or you're simply trying to figure out what makes the most sense for you, don't hesitate to reach out.
And you certainly don't have to worry about wasting my time. ❤️
