An expired listing gives you information you can use before relisting.

Few showings may point to the price, photos, online presentation, showing access, or how the home was marketed. Showings without offers may raise questions about price, condition, layout, permits, location, or terms. If an offer fell through, the financing, inspection, appraisal, title, or contract details deserve a closer look.

Those are possibilities, not conclusions. I review the listing history, buyer feedback, competing homes, and any offer documents before recommending a change.

A new agent or MLS number alone is not a new strategy.

Complete this pre-showing audit:

Open and close each accessible window gently
Test its lock or latch
Inspect the screen and frame
Remove visible, loose track debris
Record anything sticking, damaged or difficult to operate

Do not force a stuck window or attempt unsafe exterior work. Keep safety devices in place and use qualified help when an evaluation or repair is appropriate.
