"The heavens declare the glory of God; and the firmament sheweth his handywork." Psalm 19:1 KJV

David looked up at the sky and saw the work of God's hands. Every sunrise, every storm cloud and every star points back to the One who made them. Take a moment today to look up and give Him thanks.

Have a blessed Sunday. We are grateful for you.

Howdy!! Howdy!!!!! Hoooowdy Folks!!!! We made it!! It's "Fearful Friday"!! That special time of the week when your humble yet lovable inspectors share the things we've seen that leave us shaking our heads...or shaking in our boots.

Halloween's tomorrow, so here's a spooky one from a crawlspace on a new build. Watch Bruce point it out.

That's an I joist. The top and bottom pieces, called fl**ges, do the heavy lifting. Somebody notched right through the fl**ge to make room for a drain pipe.

You can drill some holes in the middle of an I joist where the manufacturer allows it. You never cut the fl**ge. A notch like this weakens the whole joist.

The fix needs the manufacturer's repair detail or an engineer. We caught it before the floor was finished.

No tricks, just treats like this one. Call or text (615) 916 7264.

We are grateful for you.

Wednesday Wisdom: your builder warranty has a clock on it.

Most builders give you a one year warranty on workmanship and materials. Once it runs out, the repair bill is yours.

That's why we do the 11 Month Builder Warranty Inspection. We go through the whole house and match every finding to the exact words in your warranty, so you hand your builder a clear list while it's still their job to fix.

We're not against builders. We work with them. A clean list helps everyone.

Defect Day: a damaged truss plate.

See the metal plate in the circle? Those little teeth are supposed to be pressed all the way into the wood. This one is pulled away, and the teeth are sticking out. That plate is part of the truss's engineered design.

Trusses can be repaired, but the repair has to be designed and signed off by a structural engineer. Not eyeballed, not "we'll add a board."

We found this on a pre drywall inspection, while it's still easy to see and easy to fix.

Myth vs Fact Monday

Myth: "It's a new build. The county already inspected it."

Fact: The county's building inspectors check that the work meets minimum code at certain stages. They have a lot of houses to get through, and they're looking for code, not quality.

We are not code inspectors, and we don't replace them. We know the code well and we stay in touch with local building and trade inspectors. Our job is different. We spend hours in your house looking at everything, and we work for you.

On one new build this month we found trusses not seated in their hangers, damaged truss plates and a notched floor joist. All of it before the drywall went up.

New doesn't mean perfect. Call or text (615) 916 7264.

We are grateful for you.

"Except the LORD build the house, they labour in vain that build it: except the LORD keep the city, the watchman waketh but in vain." Psalm 127:1 KJV

Solomon wrote this song to remind God's people that every good work starts with Him. We can plan, build and labor with all our strength, but without the Lord it comes to nothing. Whatever you are building this week, a home, a family or a business, invite Him in first.

Have a blessed Sunday. We are grateful for you.

The Saturday Walkthrough: what mold sampling actually looks like.

That little pump on the tripod pulls a measured amount of air through a sampling cassette. We take one sample inside and one outside, and a lab compares the two. If the inside count is higher, something is growing somewhere it shouldn't be.

We don't guess, and we don't sell scary. We test, the lab counts, and you get the real numbers.

Where there's mold, there's water. We find both.

Howdy!! Howdy!!!!! Hoooowdy Folks!!!! We made it!! It's "Fearful Friday"!! That special time of the week when your humble yet lovable inspectors share the things we've seen that leave us shaking our heads...or shaking in our boots.

This week it's a vaulted ceiling on a brand new build, during a pre drywall inspection.

Those are engineered trusses. Every one of them is designed to sit all the way down in its metal hanger. That hanger is what carries the load.

On this house, trusses weren't seated in their hangers. Some were hanging on nails and hope.

The manufacturer allows about an eighth of an inch of gap. This was a lot more than that.

Here's the good news. We caught it before the drywall went up. Right now it's an easy fix for the builder. A year from now it's behind a finished ceiling.

That's why pre drywall inspections matter. It's your one chance to see inside your walls.

"Unbelievable attention to detail. Spent an hour in the crawl space. I've had home inspectors before but Bruce is the best. Hire him before you sell your house."
Joseph S., Google review

Thank you, Joseph. An hour in the crawlspace is a normal day for Bruce. That's where the expensive surprises hide.

And you're right about selling. A Relist Ready inspection before you list lets you fix things on your terms, not the buyer's.
