Who pays for the home inspection is a common question—and the answer depends on the situation!

Typically, the buyer covers the cost of the inspection, but in certain cases, it can become a negotiation point, with the seller agreeing to pay. Some sellers also opt to get their own inspections done before listing, helping them address issues up front. Even still, buyers often prefer hiring their own inspector for peace of mind.

🏡✨ THIRD TIME’S THE CHARM… AND THIS ONE WAS WORTH THE JOURNEY! ✨🏡

Some closings are about so much more than getting the keys. ❤️

When my clients relocated to the area through a military relocation, much of our home search had to happen virtually. And when I say we went through a JOURNEY together… we did! 😅

Two homes under contract.
Two deals terminated.
And then came #3 — THE ONE. 🏡✨

All while navigating a major relocation, demanding careers in medicine, and even preparing for and sitting for medical boards in the middle of the home search. With both clients working in the medical field, their schedules and responsibilities didn’t stop while we searched for the perfect place to call home.

There were virtual tours, conversations from miles away, tough decisions, contracts that weren’t meant to be, and plenty of moments where we had to trust that the RIGHT house was still ahead.

And it was. ❤️

We protected the goal, kept going, and made it all the way to the closing table.

But my favorite part?

Somewhere between the virtual tours, contracts, relocation conversations, medical boards, and closing day… my clients became family.

THIS is why I love what I do.
