You can’t always come down on price later.

Almost every seller I meet thinks you can. List high, see what happens, drop it if nobody bites. 579 houses in Parker County expired this summer and a lot of them started exactly that way.

The first couple weeks on the market are when every serious buyer in Aledo, Willow Park and Weatherford looks at your house. Miss on price and they move on. Most of them never circle back when it drops, and the next buyer just sees a reduction and starts asking questions.

Start high and come down, or price it right on day one? Pick one.

Your Zestimate isn’t what your house is worth.

If your house isn’t on the market, Zillow’s own published numbers say half of those estimates miss the sale price by more than 7%. On a typical Weatherford house that’s about $32,000, high or low.

Price off the high number and you sit. Price off the low one and somebody else gets the thirty grand.

It’s built from tax records and old sales. It’s never seen your kitchen, your roof, or the lot. A real number in Aledo, Willow Park or Weatherford comes from what actually closed near you, not from the app.

10/16/2026

The typical house in Weatherford sold for $452,000 last month.

That’s the median.

Half the homes that closed in September went for more, half went for less.

If you’re buying, it probably sounds high.

If you’re selling, it probably sounds low.

Same number either way.

Too high or too low? Pick one in the comments.

This calf was born today, and it’s the reason I pay for an inspection before I list your house.

On the ranch you keep a close eye on a cow before she calves. Catch a problem early and it’s a small thing. Catch it at 2am and it costs you.

Selling a house in Aledo, Willow Park or anywhere in Parker County works the same way. The buyer’s inspector is going to find whatever is there. I’d rather we find it in week one, while you can fix it or price it in, than in week six when you’re under contract with nothing left to trade. That’s about $500 out of my pocket.

I spent an hour on the phone today with a buyer who’s never going to use me.

They got stuck working with the listing agent on the house they wanted. Didn’t trust them, didn’t have a choice.

So we went through every step together.

Good thing, because the listing agent was taking advantage of them…

No contract, no commission, nothing at the end of it.

Somewhere along the way people decided they have to be worth something to an agent before they get to ask a question.

You don’t have to be my client to call me.

Aledo, Willow Park, Weatherford, or anywhere else.

A client told me they picked me over two other realtors because of this Corolla.

The other two pulled up in nice cars. I pulled up in a 2017 with 171k miles on it.

I’d love to say that was a strategy. I just never got around to replacing it.

Not washing it now, though.

Most houses that don’t sell have nothing wrong with them.

579 listings expired in Parker County over the last 90 days.

Scroll through them and most look like houses you’d happily buy in Aledo, Willow Park or Weatherford.

What they share is a price that missed where buyers were actually searching. And every month a house sits is another payment on a place the seller was trying to leave.

When somebody asks me to list high and see what happens, this is what happens.

I’d rather have that conversation at the kitchen table than three months into a listing.

A vacant house under contract is a liability nobody tells buyers about.

No power = no AC in Texas summer. No AC = foundation movement, warped framing, mold you can’t see until it’s too late.

Caught this one in the option period before it became my buyer’s problem.

$28,000 repair estimate, zero dollars paid, because the clause was in writing.

If you’re under contract on a vacant home right now get a utility clause.

Power stays on through closing, or the seller eats the bill.

Save this for when you’re ready. 📌

Going straight to the builder doesn’t get you a better deal.

The builder already budgeted to pay a buyer’s agent. On a $500,000 house that’s about $15,000.

Show up alone and most of the time they just keep it.

Same house, same price, and nobody on your side of the table.

A friend of mine lost $150,000 trusting his builder’s rep.

New build, no agent of his own. The sales rep walked him through the whole thing and he trusted it.

Right before closing, the promises weren’t happening and the numbers weren’t what he’d been told. He walked away. About $150,000, and walking away was still the cheaper option.

I didn’t meet him until after. That’s the part that bugs me.

Most builders build good houses and most reps are good at their jobs. Their job is the builder.
