Nobody asked for my opinion...but after managing hundreds of transactions, I have a few. 😂
If I wanted the smoothest possible path to closing, there are three things I would never make part of my transaction process.
🚩 I wouldn't wait until closing week to figure out what's missing.
By the time closing week arrives, I want to be confirming details, not digging through the file trying to figure out why something was never signed three weeks ago.
🚩 I wouldn't assume silence means something is handled.
I’ve learned this one too many times. An email being sent doesn't mean it was received, understood, completed, or resolved. If the answer matters to the transaction, I’m keeping it on my radar until I know where it stands.
🚩 And I wouldn't let changes live in someone's inbox.
A new closing date, updated terms, repair agreement, amendment, or change in plans can affect multiple people. Communication is what keeps a small change from turning into a big surprise.
The smoothest closings I've managed weren't smooth because absolutely nothing went wrong.
They were smooth because the transaction was being managed long before closing week arrived.
That means looking ahead, asking questions early, following up when something goes quiet, and making sure everyone who needs information actually has it.
Realtors, if you want your next closing to feel less like a last-minute scramble and more like the final step of a well-managed transaction, send me a DM. I'd love to help you get there.
