413 homes proposed on Olio Road farmland in Noblesville 🏡

Tonight at 6 p.m., the Noblesville Plan Commission holds a public hearing on Forest View Farms, a proposed M/I Homes neighborhood on about 215 acres along Olio Road on the city's east side.

What's on the table:
• 413 home sites
• Roughly a third of the land kept as open space, with trails along Sand Creek
• A request to rezone the land from county farm zoning to residential

Nothing is approved yet. Tonight is a public hearing, and the city streams its meetings on YouTube. I'll share the outcome once it's published.

Two thousand hotel rooms on Indy’s east side? 🏨

Thursday night, BRC Commercial Properties showed neighbors an early vision for Washington Square Mall: tear down the current mall and build the Washington Square Grand Resort and Conference Center, with about 2,000 hotel rooms.

Ideas on the table include a spa, rooftop dining, an upgraded theater, shopping, a senior community, a kids’ zone and even a Ferris wheel. The developer says the final mix will follow what the community wants most. (Source: WISH-TV)

The Indianapolis Business Journal puts the price at about $5 billion and notes big questions remain. The land is split among 12 owners, and a deal is still a few weeks out. The goal is to be underway by late 2027.

To be clear, this is a proposal. Nothing is approved yet. I’ll keep you posted as it moves.

Save this one: trick-or-treat hours around the north side

Halloween falls on a Saturday this year (Oct. 31). Here's where things stand right now:

5–8 p.m.: Carmel, Westfield
5:30–8 p.m.: Fishers (confirmed for 2026), Noblesville
5:30–8:30 p.m.: McCordsville, Fortville
6–8 p.m.: Indianapolis, Lawrence

So far, only Fishers has confirmed its 2026 hours. The others are last year's official hours. Most towns announce in mid-to-late October, so I'll post an update once they do. Hours can also shift if the forecast turns bad.

Porch light on means treats here. Porch light off means skip this house.

FRI: The Indy Fuel open their home season at Fishers Event Center against Wheeling. Puck drop is 7:15 p.m.

SAT: Boo 'n Brew at Clay Terrace in Carmel, 2–6 p.m. It's free. Kids can trick-or-treat at the shops, and there are hayrides, a pumpkin patch, a pet costume contest and a b**r garden for the grown-ups.

SAT: The Arts in Autumn at Midtown Plaza in Carmel. Check the city's events page for times.

THU–SUN: Headless Horseman at Conner Prairie in Fishers. Buy tickets ahead, because hayride times go fast.

What's coming to 146th & Shelborne? A new park.

Carmel Clay Parks & Recreation is breaking ground on Bear Creek Park, nearly 27 acres in northwest Carmel. CCPR bought the land in 2020, adopted the master plan in 2022, and crews started site work this summer.

Phase 1, on the north side of the park, includes:
• Boardwalks with an overlook
• A play area and multi-use courts
• Restrooms and a parking lot

Everyone's invited to the groundbreaking on Tuesday, Oct. 27, from 2 to 4 p.m. Mayor Sue Finkam will speak, and it's free. The park is closed while construction is underway, so hold off on visiting for now.

Market Minute: September in central Indiana

MIBOR's September report is out. The short version: buyers have more choices, and prices are holding steady.

• 7,405 homes for sale, up 16% from last September
• $320,000 median sale price, up 1.3%
• 27 median days on market, up from 20 a year ago
• 2.9 months of supply (2.4 last September)

The typical home still sold for about 98% of its list price, so well-priced homes are still moving. They just aren't flying off the market the way they did a year ago.
