Congress Wants to Let You Take Your Mortgage With You
A new bill called the MOVE Act was introduced in the House on August 3rd. If it passes, it would require Fannie Mae and Freddie Mac to buy and securitize portable mortgages, meaning homeowners could transfer their existing rate, term, and balance to a new property within 90 days of selling. Right now, that is not an option for conventional loans.
Why it matters: Millions of homeowners are sitting on rates in the 2s and 3s and refusing to move because they would have to give up that rate. This bill targets that exact problem. It is not law yet, and most bills never make it out of committee, but it is the first time Congress has put this specific problem on paper and tried to fix it.
